The proposal is to alter interior lot lines of tax parcels 416660-0657 and 416660-0661. Zoning for both parcels is Single Family Residential (RS15.0). Parcel A is improved with an existing single family residence, shed, and carport. The application was deemed complete on June 20, 2014. The Department of Community Development hereby conditionally approves the BLA based on the survey drawing prepared by Greg Dussault, PLS, resubmitted on June 12, 2014. DECISIONAL CRITERIA City staff has determined the BLA meets decisional criteria set forth in Federal Way Revised Code (FWRC) Chapter 18.10: 1. The BLA is a minor alteration in the location of lot boundaries on existing lots. The BLA will not increase the number of lots, nor diminish the size of open space or other protected environments. 2. The BLA will not diminish the size of any lot so as to result in a lot of less square footage than prescribed in RS 15.0 zoning district. 3. The BLA will not result in the reduction of setbacks or site coverage to less than prescribed in RS 15.0 zoning district. 4. All lots resulting from the BLA will be in conformance with the design standards of the city's subdivision title. CONDITION OF APPROVAL The legal description on sheet 2 still references Parcel `B' which has been removed from the short plat drawing. Please remove the legal description for Parcel `B' or provide an explanation as to why it should still be incorporated into the legal description. If there is a particular need to keep this legal description, reference it in the Notes section.
