The City of Federal Way has completed administrative review of the above -referenced Boundary Line
Adjustment (BLA) application. The proposal is to alter interior lot lines of tax parcels 012103-9005 and
012103-9087. Zoning for both parcels is Single Family Residential (RS15.0). Both parcels are improved
with an existing single family residence. The application was deemed complete on January 15, 2016.
The Department of Community Development hereby approves the BLA based on the survey drawing
prepared by Sadler/Barnard & Assoc. Inc., resubmitted on February 18, 2016.
DECISIONAL CRITERIA
City staff has determined the BLA meets decisional criteria set forth in Federal Way Revised Code
(FWRC) Chapter 18.10:
l . The BLA is a minor alteration in the location of lot boundaries on existing lots. The BLA will not
increase the number of lots, nor diminish the size of open space or other protected environments.
2. The BLA will not diminish the size of any lot so as to result in a lot of less square footage than
prescribed in RS 15.0 zoning district.
3. The BLA will not result in the reduction of setbacks or site coverage to less than prescribed in RS15.0
zoning district.
4. All lots resulting from the BLA will be in conformance with the design standards of the city's
subdivision title.
REVISIONS TO BLA DRAWING
The following comments must be revised/added to the final BLA drawings prior to recording.
• The testamentary subdivision as mentioned under the `Easement Notes' section has the incorrect
recording number. It should read Rec. No. 20070405900005.
• Since on -site sewage disposal system is utilized, the applicant is responsible for obtaining King
County Department of Health signature on drawing prior to recording.

RECORDATION
Pursuant to FWRC 18.10.060, all boundary line adjustments shall be recorded with the King County
Division of Elections and Records. To finalize the BLA process, please use the enclosed Resubmittal
Information form and submit to the Permit Center one signed and notarized drawings (paper or mylar),
two paper copies of the signed/notarized drawing, and a check payable to the City of Federal Way for
recording fees in the amount of $163.00.1 The City will sign the BLA document and have it recorded at
King County at the expense of the applicant. You will be provided a conformed copy of the recorded
BLA.
CLOSING
This land use decision does not waive compliance with future City of Federal Way codes, policies, and

Dear Mr. Lofgren:
The City of Federal Way's Department of Community Development is in receipt of the above -referenced
Boundary Line Adjustment (BLA) application, submitted on December 22, 2015. The applicant proposes
to relocate the interior lot line between tax parcels 012103-9005 and 012103-9087. Pursuant to Federal
Way Revised Code (FWRC) 18.10.040, the City determined that the BLA application was complete on
January 15, 2016.
TECHNICAL COMMENTS
During the course of complete application review, staff completed technical review of your application.
The following items must be addressed prior to the department issuing approval of the BLA application.
1. Please revise the `Approval' block to read Director of Community Development on sheet 1.
2. Insert the City BLA number (15-106451-00-SU) in the space provided in the BLA Title Block (both
sheets 1 and 2).
3. Since on -site sewage disposal system is utilized, King County Department of Health must sign the final
drawings prior to recording. Please add the King County Public Health signature block to Sheet l .
4. The title report lists several easements that were not shown on the BLA drawing. All locatable
easements must be shown on the BLA drawing, with recording number. Non -locatable easements
must be noted on the drawing.
5. The names of the signators must be printed on the drawing under the signature line.
CLOSING
Once the minor revisions above are made, please provide two paper copies of the BLA document with the
enclosed resubmittal form.
