The proposal is to alter interior lot lines of tax parcels 012103-9005 and 012103-9087. Zoning for both parcels is Single Family Residential (RS15.0). Both parcels are improved with an existing single family residence. The application was deemed complete on January 15, 2016. The Department of Community Development hereby approves the BLA based on the survey drawing prepared by Sadler/Barnard & Assoc. Inc., resubmitted on February 18, 2016. DECISIONAL CRITERIA City staff has determined the BLA meets decisional criteria set forth in Federal Way Revised Code (FWRC) Chapter 18.10: l . The BLA is a minor alteration in the location of lot boundaries on existing lots. The BLA will not increase the number of lots, nor diminish the size of open space or other protected environments. 2. The BLA will not diminish the size of any lot so as to result in a lot of less square footage than prescribed in RS 15.0 zoning district. 3. The BLA will not result in the reduction of setbacks or site coverage to less than prescribed in RS15.0 zoning district. 4. All lots resulting from the BLA will be in conformance with the design standards of the city's subdivision title. REVISIONS TO BLA DRAWING The following comments must be revised/added to the final BLA drawings prior to recording. • The testamentary subdivision as mentioned under the `Easement Notes' section has the incorrect recording number. It should read Rec. No. 20070405900005. • Since on -site sewage disposal system is utilized, the applicant is responsible for obtaining King County Department of Health signature on drawing prior to recording. 6 Mr. Lofgren March 24, 2016 Page 2 RECORDATION Pursuant to FWRC 18.10.060, all boundary line adjustments shall be recorded with the King County Division of Elections and Records. To finalize the BLA process, please use the enclosed Resubmittal Information form and submit to the Permit Center one signed and notarized drawings (paper or mylar), two paper copies of the signed/notarized drawing, and a check payable to the City of Federal Way for recording fees in the amount of $163.00.1 The City will sign the BLA document and have it recorded at King County at the expense of the applicant. You will be provided a conformed copy of the recorded BLA.
