Thank you for meeting with the city's Community Development -Review Committee (CDRC)
regarding your proposed project. The committee includes representatives from the Lakehaven
Utility and King County Fire Districts and staff from the city's Land Use and Building division
and Public Works Department.
This letter summarizes our pre -application conference on December 12, 1996, at which time
members of the Development Review Committee discussed development requirements as they
apply to the proposal to construct a two level 4,800 square foot automotive repair shop. Where
appropriate, pertinent ordinance sections are noted. The items listed below do not include- all
regulations applicable to the subject proposal. In preparing your application, all pertinent
portions of the city's land use code must be consulted.
1. Zoning, Use and Review Process - The zoning of the site is BN (Neighborhood
Business). This zoning district permits a variety of uses, including retail establishments
providing vehicle service or repair under Federal Way City Code (FWCC) section 22-
723 (enclosed). This use requires Site Plan Review for approval. Under Site Plan
Review, the Director of Community Development makes a decision based on criteria
listed under FWCC section 22-364. A development application submittal requirement
checklist and master land use application are enclosed along with applicable code
.sections. Building permits are issued after site plan approval is issued.
2. State Environmental Policy Act (SEPA) - Structures in excess of 4,000 square feet or
the creation of more than 20 parking stalls are subject to SEPA review. As proposed,
the project requires SEPA review. An environmental checklist must be submitted and
reviewed prior to the city issuing an environmental threshold determination. All
property owners and occupants within 300 feet of the site are notified of that decision.

The notification includes a 15-day comment and 14-day appeal period. SEPA review
must be concluded before the site plan approval may be granted. A checklist and
mailing label handout is enclosed.
3. Fees - The proposal to develop the project requires the following fees (fees are
indicated in parentheses): Site Plan review ($1,218.00 includes fire review fee), and
SEPA environmental determination review as part of project ($472.00 includes fire
review fee). Additional fees are associated with other city and district regulations and
permits. Building permits must be obtained before any work commences.
4. Setback requirements - Vehicle repair or service structures must be set back a
minimum of 40 feet from the front property line in accordance with FWCC section 22-
723. Side yard structural setbacks are 10 feet and rear yard setbacks are 15 feet. Roofs
may overhang up to eighteen inches into a setback.
Note 2 of FWCC Section 22-723 states that outdoor parking and service areas may not
be closer than 10 feet to any property line. The parking stalk setbacks depicted on the
submitted plan do not meets this setback requirement.
Note 7 of FWCC section 22-723 states that if any portion of a structure on the subject
property is within 100 feet of a residential zone, then that portion of the structure shall
not exceed 30 feet above average building elevation and the structure shall be set back a
minimum of 20 feet from the property line of the residential zone. Residential zoning
districts are to the north and east of the subject site. The structural setbacks depicted on
the plan meet this requirement.
Your letter of November 12, 1996 requests a reduced side yard setback. Such a request
must be processed as a variance request. Variance requests are determined by the
Federal Way Hearing Examiner who conducts a public hearing. Variance requests fees
are $2,163.00, and subject to the standards of process II. A process II summary and a
variance handout are enclosed.
During the preapplication meeting, staff recommended that the building be located on
the north side of the site. This location requires twenty (20) foot setbacks as identified
under note #7 of FWCC Section 22-723, but could avoid the need for a variance
request.
5_ Design Guidelines - Projects submitted after July 1, 1996 are subject to the provisions of
FWCC Article XIX, Design Guidelines (enclosed). Please refer to the enclosed review
of design guidelines standards applicable to the project, with a response as to how the
standards can be met on the site. It is the applicant's responsibility to demonstrate how

design guidelines have been satisfied. If you wish, additional meetings on design
guidelines can be arranged.
6. Lot Coverage - There is no established maximum lot coverage area. Instead the
buildable area is determined by other site development requirements, i.e., required
buffers, parking lot landscaping, surface water facilities, etc.
7. Building Height - The maximum height of the building is 35 feet above average
building elevation, although note #2 of FWCC Section 22-723 states that the maximum
height for structures within 100 feet of a residential zoning district is 30 feet. The
proposed height is listed at 22 feet.
8. Parking requirements - Parking is determined on a case by case basis per FWCC
section 22-723.The site plan depicts 7 parking stalls on the west side of the site, and
states that vehicles waiting to be picked up will be parked in the rear. The formal site
plan application must depict all parking stalls and vehicle use and storage areas on the
site.
Standard stall sizes are eight and one-half feet by eighteen feet; compact parking stalls
are eight feet by fifteen feet. Up to twenty-five percent of the required spaces may be
compact stalls. A parking stall/drive aisle chart is enclosed.
The parking stalls depicted on the northwest portion of the site conflict with the drive
way entrance to the .site and should be relocated. The parking stall on the south side of
the site should have a dedicated area to back up so that the required landscaping is not
impacted.
9. Outdoor activities and storage - Vehicles are proposed to be stored in the eastern
portion of the site. As such, the provisions of FWCC Section 22-1113, Outdoor
activities and storage for commercial and industrial uses must be followed. Specific use
and development standards are:
• that all outdoor use, activity and storage areas must comply with the
required buffers for the primary use,
• a minimum six (6) foot high solid screening fence or other appropriate
screening approved by the diretor of community development services is
required around the outside edges of the area devoted to the outdoor use,
activity or storage,
• the outdoor use, activity or storage areas located adjacent to residential
zones or uses may not be located within the required yards,
• due to the adjacent residential zone, the height of items stored shall not

exceed six feet above finished grade,
the outdoor use shall not inhibit safe vehicular and pedestrian movement
to, from and on the subject property.
These standards must be reflected on the site plan.
10. Landscaping - A preliminary landscape plan prepared by a licensed landscape architect
in accordance with FWCC article XVII, Landscaping (enclosed), is required as part of
site plan submittal. It should depict the following landscape information:
a. Perimeter landscaping - Article XVII, FWCC section 22-1566(e) Community
Business, requires Type III landscaping five (5) feet in width along public
rights -of -way and along all non-residential zoning districts, and type I
landscaping fifteen (15) feet in width along residential zoning districts. The site
plan accurately depicts the perimeter requirements.
Type III landscaping, a mixture of evergreen and deciduous trees interspersed
with large shrubs and ground cover, creates a partial visual buffer to separate
uses from the street and soften the appearance of parking areas and building
elevations. Type I landscaping, intended to provide a solid sight barrier to
totally separate incompatible land uses, consists of evergreen trees, tall shrubs
and groundcover to provide a 100 percent sight obscuring screen within three
years of planting per FWCC section 22-1565(a)(2).
b. Interior parking lot landscaping - Twenty (20) square feet of interior lot
landscaping per parking space must be provided in accordance with FWCC
section 22-1567, Parking lot landscaping. This is to break up large areas of
impervious surfaces, mitigate adverse impacts created by vehicle use areas,
facilitate the movement of traffic and improve the physical appearance of
vehicle use areas. Seven (7) proposed parking stalls requires 140 square feet of
Type IV landscaping, at the ends of all rows of parking, and disbursed
throughout the interior parking area. Type IV landscaping consists of trees
planted with supporting shrubs and ground cover to provide visual relief and
shading. The square footage of interior lot landscaping must be listed and the
landscape plan must show the interior landscape areas used for this calculation.
If additional parking stalls are proposed, the interior parking lot landscaping
requirement must be adjusted.
C. Significant trees - Significant trees are regulated under the provisions of FWCC
section 22-1568. A significant tree is defined as trees 12 inches in diameter or
37 inches in circumference, measured 4.5 feet above the ground, in good health

and not detrimental to the community or obscuriong safe sight distance
requirements. Red alder, cottonwood poplar or big leaf maple are not considerd
significant trees.
A 1994 survey submitted with the preapplication denotes a number of trees on
the subject site, the majority of which appear to be "significant". If more than
75 % of the significant trees on the site are removed, significant trees shall be
replaced in amounts equal to 25 percent of the significant trees which existed
prior to development activity. A tree retention plan in accordance with FWCC
section 22-1568(c)(2) shall be provided with the preliminary landscape.
d. Parking area screening - Parking areas abutting a right of way must be screened
from the right-of-way with either a three (3) foot tall berm installed within the
perimeter landscaping, architectural features or substantial plantings added to
the perimeter landscaping in accordance with FWCC section 1567(e)(1).
e. 'Street Trees - Street trees planted 30 foot on center are required along 21st
Avenue SW per FWCC section 22-1524.
f. Plant species - With the exception of lawn areas, at least 25 percent of new
landscaping materials shall consist of drought tolerant species. The preliminary
plan should indicate how this requirement is satisfied.
g. Screening of blank walls, foundation landscaping - Building walls which are
uninterrupted by windows, doors, or other architectural features, that are 240
square feet in area or greater, and not located on a property line, must be
screened by landscaping including trees, shrubs and ground covers appropriate
for the area per FWCC section 22-1564(u). Foundation landscaping is also
encouraged. Refer to the design guideline discussion for specifics.
h. Biofiltration - Pursuant to FWCC Section 22-1570(g), biofiltration swales and
other surface water/water quality structures may be incorporated into required
landscape areas provided the landscaping standards are met and the integrity of
the surface water function is not compromised. A request for modification must
be submitted to incorporate biofiltration swales into required landscape areas
(see FWCC Section 22-1570(h) for submittal requirements).
i. Modifications - FWCC section 22-1570 provides the applicant with additional
landscape modification options and criteria. Please refer to this section for
specific information.

11. Solid Waste and Recycling Storage - FWCC Section 22-949, requires solid waste and
recycling storage areas to be included in all new commercial developments (enclosed).
A solid waste, recycling storage and/or garbage receptacle area must be depicted on the
site plan drawing. Please contact Federal Way Disposal at 939-9647 regarding the
sizing of general refuse areas. FWCC Sections 22-949 and 22-1564(d) provide
standards for design, placement, sizing and screening of garbage receptacles,
dumpsters, and storage areas. The receptacles may not be located in required yards or
buffer areas. The enclosure must be screened with landscaping per FWCC section 22-
1561.
12. Signs - FWCC Article XVIII regulates signage on the site. One monument or pedestal
free standing sign is permitted as well as wall mounted signs. A sign permit is required
before any signage is installed. A sign applicaiton, sign code section and handout is
enclosed.
13. Rooftop Appurtenances - FWCC Sections 22-960 and 22-1047 (enclosed) provide
standards for screening of rooftop appurtenances. The site plan submittal should contain
a statement of proposed rooftop elements, and they should be depicted on the
elevations.
14. Light Standards - Lighting fixtures are not allowed to replace trees within landscape
islands. A lighting plan depicting the location of fixtures must be submitted.

NORTHSHORE AUTOMOTIVE REPAIR PREAPPLICATION:
DESIGN GUIDELINE REVIEW
Design guidelines - Projects submitted after July 1, 1996 are subject to the provisions ofFWCC
Article MX, Design Guidelines. The following is a review of design guidelines standards
applicable to the project, with a response as to how the standards can be met on the site. It is the
applicant's responsibility to demonstrate how design guidelines have been satisfied.
A. FWCC section 22-1634(b) Site design - General criteria
(1) Natural amenities such as views, significant or unique trees, creeks, riparian
corridors and similar features unique to the site should be incorporated into the
design.
(2) Pedestrian areas and amenities should be incorporated into the overall site design.
Areas include outdoor plazas, arcades, courtyards, seating areas, etc. Amenities
include benches, tables, balconies, gazebos, ground floor glass and landscaping.
(3) Pedestrian areas should been easily seen, accessible and located to take advantage
of features such as building entrances, open spaces, significant landscaping,
topography and solar exposure.
(4) Project designers shall strive for overall design continuity by using similar elements
throughout the project such as architectural style and features, materials, colors
and textures.
Staff comments: The applicant has depicted a canopy on the north side of the
building, but has not taken into account other pedestrian related amenities.
Existing vegetation has not been utilized. Pedestrian amenities such as walkways
from the right -of way to the building, seating, bicycle racks, and flower boxes
could be provided.
As stated in the preapplication meeting, staff recommends that the building be
relocated to the north property line, backing up to the residential zoning district,
and that a landscape modification request be submitted to reduce the type I
landscaping width on the north side of the site. In this location, the building
provides a physical buffer from the proposed automotive repair use to residential
zoning district uses north of the site.
B. FWCC section 22-1634 Site design - Surface arkiti lots
(2) Vehicle turning movements shall be minimized. Parking aisles without loop access
are discouraged. Parking and vehicle circulation areas shall be clearly delineated.
(3) Driveways shall be located to be visible from the right-of-way but not impede

pedestrian circulation on -site or to adjoining properties. Driveways should be
shared with adjacent properties to minimize the number of driveways and curb
cuts.
Staff comments: The driveway dead ends on the south side of the site and should
be revised. The parking stalls on the north side of the site are too close to the drive
way entrance and must be relocated. Per FWCC section 22-723, note 2, parking
stalls may not be closer than 10 feet to a property line. Parking stalls and drive
aisles on the east side of the site must be depicted, and interior parking lot
landscaping for the site must be shown.
B. FWCC Section 22-22-1634 -Pedestrian circulation and Ruhlic areas
(1) Primary entrances to buildings should be clearly visible or recognizable from the
right-of-way. Pedestrian pathways from rights of ways/ parking lots to primary
entrances shall be accessible and clearly delineated.
(2) Pedestrian pathways and areas should be delineated by separate paved routes using
a variation in paved texture and color, and protected from abutting vehicle
circulation areas with landscaping. Approved methods of delineation include:
stone, brick or granite pavers, exposed aggregate, or stamped and colored
concrete. Paint striping on asphalt as a method of delineation is not encouraged.
(3) Pedestrian connections should be provided between properties to establish
pedestrian link to adjacent buildings, parking, pedestrian areas and public rights -of -
way.
(4) Bicycle racks should be provided for all commercial development.
(5) Outdoor furniture, fixtures and street scape elements such as lighting, free standing
signs, trellises, arbors, raised planters, benches, and other forms of seating, trash
receptacles, bus stops, phone booths, fencing, etc., should be incorporated into the
site design.
Staff comments: Pedestrian pathways from the right-of-way to the building must be
provided. These should be separated from vehicle use areas. Incorporate other
pedestrian related features such as bike racks, benches planter boxes into the site
design.
C. FWCC Section 22-22-1634 Commercial service facilities
(1) Commercial services should be located in such a manner as to optimize public

circulation and minimize visibility into such facilities.
(a) Service yards and loading areas shall be designed and located for ease
access by service providers and tenants and shall not displace required
landscaping, impede other site uses or create a nuisance.
(b) Trash and recycling receptacles shall include covers to prevent odor and
wind blown litter.
(c) Service yard enclosures consistent with primary building
(d) Chain link fencing shall not be used where visible from public streets, on
site major drive aisles, adjacent to residential uses or pedestrian areas.
(2) (a) Building utility equipment such as electrical panels and junction boxes
should be located in interior room.
(b) Utilities such as transformers, fire stand pipes and retention ponds should
not be the dominant element of front landscape area.
Staff comments: These items have not been depicted. It will be important to
successfully screen these items or position them inside the building.
D. FWCC Section 22-22- 634 1 -Li htin
Staff comments: This must be depicted.
E. FWCC sec. 22-1635 aGeneral criteria,
(1) Emphasize natural topography
(2) Building siting or massing shall preserve public viewpoints as designated by the
Comprehensive Plan.
(3) Materials and design features of fences and walls should reflect that of the primary
buildings.
Staff comments: The fencing fronting the right-of-way should incorporate the
building features. Chain link fencing in this location would not be appropriate.
F. FWCC section 22-1635 - Buildin acade modulation and screenzn o bons.
All buildings that are both longer than sixty (60) feet and are visible from either a
right-of-way or a residential use or zone shall incorporate at least two of the four
options of facade treatment:
Facade modulation: Minimum depth 2 feet, minimum width 6 feet, maximum
width 60 feet.

Landscape screening: Eight (8) foot wide type H landscape along the base of the
facade, except that type IV may be used in place of type II
for facades that are comprised of 50% or more window
areas.
Canopy or arcade: As a modulation option, canopies or arcades may be used
only along facades that are visible from a right-of-way.
Minimum length: 50 % of the length of the facade using this
option.
Pedestrian plaza: Plaza square footage must be equal to one percent of the
gross floor area of the building; minimum of 200 square
feet, visible and accessible from the ROW.
Staff comments: The north facade would be visible from the ROW and the
adjacent single family zoning district. A canopy proposed for 20 feet of the 100
foot long facade does not satisfy the canopy requirements noted above. Building
modulation would be appropriate for this long facade as openings for vehicle repair
preclude the use of landscape screening.
If the structure were located on the north property line, the required perimeter
vegetation would assist in the screening the north facade. Modulation could also
be incorporated on the north and south facades in this case.
G.FWCC section 22-1 b3 5 c - Building acade Ltfculati n and scale
2) Building facades visible from the right-of-way and other public areas should
incorporate methods of articulation and accessory elements in the overall
architectural design:
a) Showcase, display or recessed windows;
b) vertical trellis in front of the wall with climbing vines or similar planting;
c) set the wall back and provide a landscape or raised planter bed in front of the
wall with plant material that will obscure the wall's surface;
d) artwork such as mosaics, murals, decorative masonry or metal patterns over a
substantial portion of the blank wall surface;
e) architectural features such as setbacks, indentations, overhangs, projections,
articulated cornices, reveals, canopies and awnings;
f) material variations such as colors, brick or metal banding or textural changes;
and
g) landscaped public plazas with space for vendor carts, concerts and pedestrian
activities.

Staff comments: These requirements apply to the west, north and south facades as
they are visible from the street. Facade treatment must be provided and enhanced.
Suggestions include definition and enhancement of cornices and reveals, definition
of the roof line, windows trimmed, relocation of second floor windows openings to
complement the first floor openings, extension of the glass block theme to the
second floor office areas, raised planter boxes under the canopy, and foundation
vegetation.
H. FWC C Sec 22-1636 - Buildin and edestrian orientation all istricts
(A) Building and pedestrian orientation
(1) Buildings should be oriented to ROW per 22-1638. Features such as
entries, lobbies and display windows should be oriented to ROW,
otherwise screening or art features such as trellis, artwork, murals
landscaping or combinations thereof should be incorporated into the street
orientated facade.
(2) Plazas, public open spaces and entries should be located at street corners to
optimize public access and use.
(3) All buildings adjacent to the street should provide visual access from the
street into human services and activities within he buildings, if applicable.
Staff comments: The entrance with the glass block is orientated to the ROW and
meets the guideline. Pedestrian access from the right-of-way to the building
entrance must be provided

(1) Surface parking may be located behind the building, to the side of the building or
adjacent to the ROW; provided however, that the parking adjacent to the ROW
maximizes pedestrian access and circulation.
(2) Entrance facades shall front on, face, or be clearly recognizable from the ROW;
and should incorporate windows and other methods of articulation.
(3) Ground level mirror or reflective glass is not encouraged adjacent to a ROW of
pedestrian area.
Staff comments: Pedestrian access and circulation is jeopardized with the parking
stalls located in front of the building. It is important to provide pedestrian access,
from the right-of-way to the building, that does not cross the drive aisle.

WATER SUPPLIES FOR FIRE PROTECTION
The required fire flow for this project is gallons per minute.
A Certificate of Water Availability shall be provided indicating the fire flow available at
the site.
This project will require fire hydrant(s). Existing fire hydrants on public streets
are available for this project. Existing fire hydrants on adjacent properties shall not be
considered unless fire apparatus access roads extend between properties and easements
are established to prevent obstructions of such roads.
When any portion of the facility or building protected is in excess of 150 feet from a
water supply on a public street, as measured by an approved route around the exterior of
the facility or building, on -site fire hydrants and mains capable of supplying the required
fire flow shall be provided. Fire hydrants:
1) Shall be located not more than 300 feet on center. All measurements shall be
made as vehicular travel distance.
2) Shall not be located closer than 50 feet to any building.
3) Shall not be obstructed by any structure or vegetation, nor shall the visibility
of the fire hydrant be impaired for a distance of 50 feet in the direction of
vehicular approach to the fire hydrant. [K.C.F.D. #39 Administrative Policy

Fire hydrant locations are subject to the approval of the Fire Marshal or his/her designee.
When exposed to vehicular damage, fire hydrants shall be suitable protected.
Fire hydrants shall be in service PRIOR to the start of combustible construction.
FIRE APPARATUSACCESS ADS
Fire apparatus access roads shall be provided when any portion of the facility or any
portion of an exterior wall of the first story of the building is located more than 150 feet
from fire apparatus access as measured by an approved route around the exterior of the
building or facility.
EXCEPTION: When buildings are completely protected with an approved
automatic fire sprinkler system, these provisions may be modified by the chief.
Plans for fire apparatus access roads shall be submitted to the fire department for review
and approval prior to construction.
Fire apparatus access roads:
1) Shall have an unobstructed width of not less than 20 feet and an unobstructed
vertical clearance of not less than 13 feet 6 inches.
2) Shall be designed and maintained to support the imposed load of a 25 ton fire
apparatus and shall be provided with a surface so as to provide all-weather driving
capabilities.
3) Shall be not less than a 32 foot inside turning radius and not less than a 40
foot outside turning radius.
4) With a dead-end in excess of 150 feet in length shall be provided with a cul-
de-sac at the dead end. All such cul-de-sacs shall be not less than 80 feet in
diameter.
5) Gradient shall not exceed 12 percent. [K.C.F.D. #39 Administrative Policy
Guideline No. 1006]
Designated fire lanes may be required for emergency access. This may be done during
the plans check or after the facility is in operation.
When required, approved signs or other approved notices shall be provided and
maintained for fire apparatus access roads to identify such roads and prohibit the
obstruction by parking and other obstructions.
Fire apparatus access road gates shall comply with K.C.F.D. #39 Administrative
Policy Guideline No. 1003 (copy attached).
Fire apparatus access roads shall be installed and made serviceable PRI R to and
during the time of construction.
FTR - X HIN YSTENLS
Four (4) sets of plans and specifications for automatic fire -extinguishing systems,
standpipes and their appurtenances shall be submitted to the fire department for review
and approval prior to installation. Plans shall be drawn to an indicated scale, on sheets of
uniform size, with a plan of each floor, and shall show those items listed in Chapter 6 of
1994 Uniform Building Code Volume 3 (UBC Standard 9-1) that pertain to the design of
the system. Sprinkler plans shall bear a Washington State Certificate of Competency
stamp.
An automatic fire sprinkler system shall be installed in all occupancies requiring 2,000
gpm or more fire flow or where the total floor area included within the surrounding
exterior walls on all floor levels, including basements, exceeds 10,000 square feet. Area
separation walls shall not be considered to separate a building to enable deletion of the
required automatic fire -extinguishing system. [Federal Way City Code Chapter 8,
Article H, Division 4]
The automatic fire -suppression system shall be connected to the fire alarm system (last
zone) in all buildings having an automatic fire detection system.
The total pressure (to the source) required in a hydraulically designed automatic fire
sprinkler system shall be at least 10 per cent less than the stated static P.S.I. from
the appropriate water flow test.
Fire department connections shall comply with K.C.F.D. 39 Administrative Policy
Guideline No. 1002 (copy attached).
AUTOMATIC FIRE DETECTION SYSTEM
Plans and specifications for fire alarm systems shall be submitted to the fire department
for review and approval prior to system installation. Plans and specifications shall
include, but not be limited to, a floor plan; location of all alarm -initiating and alarm -
signaling devices; alarm control and trouble -signaling equipment; annunciation; power
connection; battery calculations; conductor type and sizes; voltage drop calculations; and
manufacturer, model numbers and listing information for all equipment, devices and
materials.
Fire alarm systems, automatic fire detectors, emergency voice alarm communication
systems and notification devices shall be designed, installed and maintained in accordance
with U.F.C. Standards 10-2 and 10-3 and other nationally recognized standards.
Systems and components shall be listed and approved for the purpose for which they are
installed.
An automatic fire detection system shall be installed in all buildings exceeding 3,000
square feet gross floor area. This fire detection system shall be monitored by a central
and/or remote station conforming to the current requirements of the National Fire
Protection Association standards and/or the fire chief or designee. [Federal Way City

2) We would like clarification on the use of chain link
fencing. We don't believe that a wood fence would deter

3) We have two existing approaches onto our property. We
are proposing the removal of the two existing and install ,4
a new one as per our plan. The property across the street°J.
has some existing approaches, roaches, but no buildings. We propose

that we install our approach as per plan as the approaches
across the street go nowhere. Also, the property across
the street does not encounter some the set -backs that we
do, I.E.the storm main is deep on that side of the street°
and they do not have a sewer main running through their
site.
We want to make this facility as accommodating to the public
as possible. The five foot variance on the building should
have no impact on our neighbors as that property is zoned
neighborhood business also. The fence issue can only help
our customers (maybe you?). And, the approach lshould�not
be an issue. The property owners across the street can match
to our approach should they choose to build.

Re: Statement of architectural design
We have designed this project to not only better serve
our customers and make their visit as easy as possible,
but also blend in with the neighborhood. We plan to have
a large canopy where the customer can pull in to leave
their vehicle out of the weather. We also plan to use
decorative strips in our concrete wall work to blend with
the canopy and paint stripping to match. Our colors that
are proposed are tan base and forest green canopy and stripe.
We also plan to service the growing number of rv's in the
area, and plan to use the back portion of our property as
a natural turn around area. We also would like to use a
chain link fence on two legs of our fencing requirements,
neither of which will be along the residential side. Both
sides of our property that abut residential properties are
currently fenced with wood fencing.
We also plan to use glass block on the corner of the waiting
area in a rounded fashion and then back light it with green
neon to blend in with the color scheme.
We have situated the building as far away as possible from
any of our residential neighbors so noise should not be a
problem. We currently operate our shop monday thru saturday
from 8 am - 5 pm. We plan no change in the hours as these
meet the zoning requirements.
Materials on the building will be concrete walls and the
canopy will be corrigated sheet metal.
I think this is a much needed facility in the neighborhood
and definitely a much needed facility for Northshore BP, as
we are busting at the seams trying to serve the people of
Federal Way!
