This letter is written as a follow up to our engineer's
submittal of the revised mylars for the above referenced
Short Plats, and related Boundary Line Adjustment. All
revisions should be in accordance with your review comments.
Per your request, attached please find the following:
1) A check in the amount of $300.00 for the remaining
adjusted application fees.
2) Water and Sewer Availability letters applicable to
this project. Please note the water letter includes a
map depicting the location of hydrants for the Fire
Marshal's review.
3) An updated plat certificate.
You also requested that the project comply with FWCC Article
III: Design Criteria, section 20-155 Open Space and
Recreation. This section requires an open space allotment
equal to 15 percent of the gross land area or an alternative
method of mitigation be proposed (i.e. fees). As your
earlier correspondence states, this project has already
dedicated 9% open space as a part of it's original platting,
therefore a 6% open space dedication or mitigation is
required. According to my calculations, the site proposal
encompasses 75,791 square feet, resulting in the need for

M & T Joint Venture is in the process of developing the plat
of Dash Pointe adjacent to this project which has allocated
sufficient open space to provide the open space requirements
for both plats. During a recent Federal Way Council
hearing, the council requested that this open space area be
allowed to be utilized as a park space if so desired by the
Homeowners Association. Both plats will be a part of the
same homeowners association, thereby making the use of this
area for both plats feasible.
M & T Joint Venture request the City's approval to utilize
the additional land within Tract "B" of Dash Pointe to
satisfy the balance of Open Space required for the final
approval of short plats SPL94-0002, 0003, 0004 and 0005 of
Stonebrook Division III. Margaret Clark is the planner for
Dash Pointe and would be able to assist you on this issue.

The Public Works Department has reviewed your latest submittal on this project and the
following comments are provided:
1. A drainage stub will be required for lot 4 (if one does not presently exist) so that roofs,
driveways, etc. can be tightlined to the existing storm drainage system in the street. It
may be possible to utilize existing stubs. Storm drainage notes need to be placed on face
of plat.
2. As a condition of building permit issuance, curtain drains will be required for each lot
to alleviate seepage problems.
3. It is suggested that the drainage stubs and curtain drains be installed at the same time to
facilitate inspection by the City.
4. The items listed in the attached BLA Review Checklist will also need to be addressed.

Dear Mr. Jaeger:
The city's Community Development Review Committee (DRC) has completed a review of the
proposed boundary line adjustment on lots 4 and 5 of the plat of Stonebrook, Division III.
Department comments are discussed below with staff contact information provided. Before the
boundary line adjustment is approved, the following issues need to be resolved and corrections
must be received.
Public Works Department - Contact Skip Tullock at 661-4132.
The enclosed Public Works Boundary Line Adjustment Review Checklist contains missing or
incorrect items and a red -lined drawing of required corrections. Additional requirements are
summarized below. To facilitate review of the boundary line adjustments, please return two sets
of revised prints to Skip Tullock, Engineering Plan Reviewer, Public Works Department. Please
note that a check made out to King County Records and Elections for the recording fee will be
required.

1. Sewer utilities exist in 49th Avenue SW. The developer should confirm that the existing lots
have not been separated from the existing service stubs. If side sewer extension is necessary,
it will be by tapping the mainline and extending the side sewer to 12 feet inside of the lot
line. Developer extension agreements are required.
2. Water service is provided by the City of Tacoma. Certificates of water and sewer
availability are required when structures are proposed for the building sites.

Please see the enclosed memorandum dated June 16, 1993.
When the above information is correctly provided and review completed, the Boundary Line
Adjustment mylar will be processed for recording. The city will record the document at King
County Department of Records and Elections, with the applicant providing the recording fees.
To assure that your permit proceeds in a timely manner, it is in your best interest to submit a
complete package of any required additional information as soon as possible. Permits requiring
additional information or resubmittals are generally handled on a first come/first serve basis.
The longer time it takes to receive the required complete package of information for your
project, the greater potential for other projects to be processed before yours. Please call me at

If side sewer extension is necessary, it will be by tapping
the mainline and extending side sewer to 12 feet inside of the
lot line.
