City staff has reviewed your request for legal lot recognition of two lots. Your letter states that the
property known as King County Tax Lot #614360-0155 contains two lots that were established via an
unrecorded subdivision know as North Lake Shorelands, created sometime between 1926 and 1930.
Based on the information provided by you on November 15, 2008, regarding your request for lot
recognition (specifically, Attachments A thru H ), it appears that the two lots referenced above were
created in compliance with the applicable state and local land segregation statutes or codes in effect at the
time the lots were created.
Recognition of the property as two separate lots by the City of Federal Way is not to be regarded as a
commitment of any sort that the lots may become building sites; or are suitable for development under
applicable City of Federal Way ordinances. Any application for development approval will be reviewed
under the ordinances and laws in effect at that time.
This determination of separate lot status is not intended to provide legal or other professional advice. If
you have questions regarding the legal status of these lots, or whether these lots may be sold or
transferred, you should consult an attorney or other professional.

The King County Assessor's Tax Records indicate that Lot 30 and 31 were individually
assessed from the time they were platted until the date they were merged c.1956.
Note:
The Assessor's Office generally merged contiguously held platted lots when such
adjoining lots were held in common ownership. For platted lots, such mergers
generally occurred c. 1956-57. These mergers are commonly and legally
understood to have occurred as a convenience and cost saving measure for the
Assessor's Office.
The original Tax Lot Number for Lot 30 was 614360-0155.
The original Tax Lot Number for Lot 31 in factually uncertain. Its Tax Record was
purged c.1956.
The Assessor's Permanent Record Card (P R Card) indcates that only Lot 30 was
assigned Tax Number 0155. See "type -written" legal description on page 1: "frract

Page 2 of that PR Card actually maps Lot 30.

The previously established two (2) individual Tax Lots were merged (c.1956) as
indicated on page 2 of the PR Card (TL 0155) and the two (2) lots became the single Tax
Lot 0155.
With that merger, the Assessor's Office assigned Tax Lot Number 0155 to the combined
Lots 30 and 31 and "killed" the old TL Number assigned to Lot 31.
The Assessor's Office also re -wrote (hand wrote) the merged legal description of the two
(2) Lots as "TRS 30 & 31".
As a result of the merger, the individual land value of $300.00 for each lot was combined
so as to create a new combined Assessed Value of $600.00.
Both of the Lots noted in this Application -for Legal Lot Recognition were legal created
under the applicable platting laws in place at the time of their creation.
