1. Prior to issuance of a certificate of occupancy for the new restaurant, rooftop mechanical equipment shall
be painted to match the existing roof, and, if determined by city and building owner to NOT bean adequate
solution for screening from the right-of-way, shall be screened with approved constructed element.
2. Prior to issuance of certificate of occupancy for the new restaurant, decorative plaza scoring shall be
installed, and shall be approximately, 3'-6" OC to be verified by the contractor in the field for best layout and
score line terminations, and based on parameters depicted on L-l.
3. Prior to issuance of certificate of occupancy for the new restaurant, all building elevations shall receive
tile base treatment pursuant to Process II conditions of approval and September 15, 2006 written Steadfast
verification.
4. Prior to issuance of certificate of occupancy for the new restaurant, trees, shrubs and landscaping shall be
added to the subject site and to the right-of-way based on red -line landscape plan associated with the Building
sh,;.t,. and shall include replacement of disturbed right-of-way vegetation, including replacement'of"street
trees located in the right-of-way 'th ACER RUBRUM "Red Sunset", re% nset maple, a minimum of 2-1f2
inch caliper, fully branched, straight leader, symmetrical branching with matched canopies, and PRUNUS
LAUROCERATUS "Otto Luyken Laurel," 5 gallon size, fully branched and bushy.
5. Prior to issuance of a certificate of occupancy for the new restaurant, applicant shall submit construction
permit for approved trash and recycling enclosure, and shall construct approved enclosure based on issued
construction permit.
6. Prior to issuance of a certificate of occupancy for new restaurant, the applicant small provide
specifications on fixed and informal tables and seating, all formal patio enclosures and any free standing trash
enclosures for City review and approval.
7. Prior to issuance of a certificate of occupancy for the new restaurant, required perimeter landscaping that
is associated with the geographic portion of new building and associated with any modified parking areas, as
well as required interior parking lot landscaping associated with any new or modified parking areas that are
associated with the new building shall be installed (by the applicant), and inspected and approved by the City.
8. Prior to issuance of a certificate of occupancy for the new restaurant, a landscape inspection shall be
conducted. Contact Deb Barker at 253-835-2642 to schedule inspection.
9. Prior to issuance of a certificate of occupancy for the new restaurant, a formal pedestrian corridor to a
main mall entrance shall be provided, and shall consist of special pavement; striped pavement is not
permitted.
