1. This decision shall not waive compliance with future City of Federal Way codes, policies, or Stand( ar s -Li��tothe .
subject proposal.
2. Prior to certificate of occupancy, access from S. 336th Street to the driveway access used by the applicant shall be
restricted tQ right-in/right-out only. This shall not restrict existing right -turn lanes into Columbia Bank existing entrance on
the north side of South 336th Street. This driveway shall be designed by a professional engir:eer licensed in Washington and
shall address all safety issues identified in the TIA and identified at the site.
3. Prior to certificate of occupancy, a landscape inspection shall be conduced. Contact Deb Barker at 835-2642 to schedule
the inspection.
4. A Storm Declaration of Covenant shall be recorded prior to final inspection.
5. Prior to certiflcaie of occupancy, any wetland buffer planting and maintenance agreement between CFC and
Weyerhaeuser Employees Credit Union shall be approved by the City of Federal Way and recorded at King County at the
expense of the applicant.
6. All recommendations contained in the wetland buffer planting plan prepared by Shapiro and Associates shall be
incorporated into the on and off site wetland buffer planting areas.
7. Perimeter shrubs shall be a minimum of 24 inches at the time of planting; ground cover shall be planted to achieve full
coverage within three years.
8) Required downspout footing drains d run-off from impervious surfaces shall b. .ghtlined to an approved storm drain
system as required per the approved drawings/plans. Call for inspection of system prior to backfilling trenches. final
building inspection will not be conducted until storm system is approved.
