1. Awning or canopy sign means a non -electric sign on the vertical surface or flap that is printed on, painted on, or
attached to an awning or canopy. Illumination for the awning or canopy shall be for safety purposes only, and
therefore, shall point toward the ground and not illuminate the canopy.
2. Window signs are all signs located inside and affixed to a window and intended to be viewed from the exterior of a
structure. Window signs are used to advertise products, goods or services for sale on -site, business identification, hours
of operation, address, and emergency information. The area of window signs shall not exceed 25% of the window area.
3. The required setback from property lines for all signs shall be not less than tree feet.
4. FINAL SIGN INSPECTION IS REQUIRED IN ORDER TO RECEIVE SIGN REGISTRATION NUMBER.

New Sign Construction or Existing Sign Improvement
This process information pertains to the construction or improvement of freestanding or building mounted
signs. Required setbacks, height limitations, and other sign code information can be obtained from the Land
Use Division of Community Development Services (CDS). Building code information may be obtained From the
Building Division of CDS. Sign permits expire one year From the date of issuance.
ALL information and plans must be provided before the application can be accepted.
I. SIGN PERMIT �LPPLICATION
A. Form: Complete the Sign Permit Application Form. Any space left blank will delay permit
processing. y,
B. Fee: A plan check Fee is due upon submittal of a complete permit application. Contact the
Development Specialists (253-661-4115), For the exact fee amount.
II. REQUIRED PLANS
You must submit two sets of the following:
A. Site Plan: An overall site plan (24" x 36" paper, !,nimum scale I"= 2Q') showing the proposed
structure in plan view (see site plan example/requ'
Fig re ). See the Ski n Permit Application Checklist]
(other side of this sheet) for detailed plaments.
B. Building Elevations Plans: (Appliesbuilding mounted signs.) An elevation drawing
for each building Face to which a sign wiled (see elevation plan example, Figure 2A and 2B).
See the Sign Permit Ap lication Checklistde of this sheet) for detailed plan requirements.

III. SIGN CONSTRUCTION SHALL NOT COOTAIN OR USE ANY OF THE FOLLOWING:
A. Exposed incandescent lamps xceeding 25 watts

D. Incandescent lamps inside n internally illuminated sign, except for changing message centers

IV. INSPECTION/ REGISTRATI N (Inspection request number is 253-661-4140)
A. Signs with foundatio s require a foundation inspection. Rough electrical will be inspected at the time
of Foundation inspe ion, if appropriate.
B. A final sign and/or lectrical inspection is required and must be scheduled to register all signs.
C. After a sign has pa sed its final inspection, a registration sticker will be affixed to the sign. Signs
without a registrati n sticker have not received final approval. Please contact our office if you have a
sign that has been inspected but not registered.

In March of this year a business registration was approved for Horizon Education
Services/Mortgages (#01-100796-BL) as a school for real estate homebuyers. The location
indicated on the business registration application, 35109 Pacific Highway South, is located in the
Business Park (BP) zone. Land use approval for Horizon Education Services/Mortgages was
based on the provisions of the Federal Way City Code (FWCC) for the BP zone allowing
vocational or trade schools (FWCC 22-865).
Your recent application for a sign permit indicates the name of the business for the sign as
"Horizon Mortgage". This would indicate the use would be primarily a mortgage office. General
office uses, such as mortgage or real estate sales offices, are not an allowed use in the BP
zone. Before the sign application can be reviewed or approved this issue must be resolved. A
more detailed description of the business is required. In the event the use is determined not to
be permitted within the BP zone, the previously issued business registration will have to be
