Dear Mr. Graddon:
City staff has reviewed your request for legal lot recognition of four lots. Your letter claims the existence
of four lots, which encompass portions of vacated roadways and 13 smaller lots platted via the Buenna
Addition from 1890.
Currently, King County has established two tax account numbers for the subject properties as 119600-
3900 and 119600-3902.
These properties are zoned Single -Family Residential (RS9.6). Based on information you submitted to the
City in a letter dated May 1, 2007, the City recognizes the existence of lots numbered 1, 2, 3, and 4 as
depicted on attachment E of your May 1, 2007 letter. Each of the four proposed lots contains the
minimum necessary 9,600 square feet of lot area to be considered a building site under Federal Way City
Code.
Please be aware that it is possible that formal recognition of the parcel boundaries associated with this lot
recognition may create substandard setbacks for an existing structure on the site, which would have to be
resolved in conformance with Federal Way City Code.
It also appears that the properties may be constrained with critical areas such as streams, stream setbacks
and geologically hazardous areas.

Dear Greg,
Please review this Request for Legal Lot Recognition evidencing and illustrating
four (4) legally subdivided lots.
These four (4) claimed lots encompass a number of previously platted smaller lots as well
as portions of vacated and adjoining roadways.
These historically created smaller lots were platted via the plat known as Buenna
Addition c.1890 filed in Volume 6 at page 29- Records of Plats — King County,
Washington.

platted smaller lots legally subdivided under the applicable subdivision laws of the State
of Washington and King County in place at the time of platting.
In addition, each of the old platted lots was individually identified by the King County
Tax Assessor's Office for tax purposes from the "Platting Date" through c.1941.
I have selected and included a copy of the King County Tax Rolls c.1941 for your
review.
