Federa; Way Dear Mr. Satterlee: This letter is in response to your inquiry on whether Tax Parcel 11960003902 is a buildable lot, and if there is a water moratorium that would affect the site. I have enclosed portions of the Federal Way City Code (FWCC) that describes the permitted uses allowed on this parcel, and what regulations they are subject to (FWCC Section 22-631). I have also included a portion of the FWCC that describes a buildable lot (FWCC Section 22-953). The lot is zoned residential single-family 9.6 (RS 9.6), which requires a minimum lot size of 9,600 square feet. The site is approximately .39 acres or 17,000 square feet. The site appears to be within the proximity of a major stream; setbacks from major streams are 100 feet. I have enclosed a reference map that shows the approximate location of the parcel, the stream, and its 100 foot buffer. The inquiry regarding a water moratorium will have to be directed to the Lakehaven Utility District, which has jurisdiction over water and sewer utilities at the site. I am hoping you can help me determine if our customers lot is buildable or not. I don't know if they have approached the city yet. There is a bit of a language barrier so I don't know as much as I would like at this point.
