Dear Ms. Dower:
The Community and Economic Development Department has received a Process I application to add a
paved plaza, walkway, and landscaping to the existing grass area at the Federal Way Community Center..
The Process I application that was submitted on January 7, 2011, is determined to be complete. However,
before the Process I application can be approved, additional information must be submitted.
Specifically, this Process I application is to renovate an existing 12,293 square -foot grass area to be used
for outdoor events. The project will include 4,720 square feet of new landscaping, 2,788 square feet of
hardscape, and 4,785 square feet of lawn. Also included in the proposal is 400 cubic yards of cut and fill,
which requires clearing and grading plan approval. No changes are proposed to the existing community
center building or parking lot.
ADDITIONAL INFORMATION REQUESTED
The following comments are based on an initial technical review of the application by City staff.
Please provide a Clearing and Grading Plan with the following information:
a. Proposed grades.
b. Location of all existing and/or proposed structures, driveways, right-of-way improvements,
utilities, and easements on the subject property.
c. Designation of all wetlands, streams, and other critical areas regulated under Chapter 19.145
FWRC that are on or within 200 feet of any area to be disturbed by the proposed clearing
and/or grading action.
d. Areas proposed for clearing and the proposed use for such areas.
e. Cross section of the site, depicting the existing and proposed grade and any proposed
rockeries and/or retaining walls.
f. Location and description of proposed erosion -control devices and structures.
2. Clearly show on plans the existing and proposed landscaped areas.
3. The drainage BMP's need to be shown on a plan or described in a narrative.
When resubmitting requested information, please provide two copies of revised plans that address this
request, in addition to the green resubmittal form enclosed.

Project Cancellation
Pursuant to FWRC 19.15.050, if an applicant fails to provide additional information to the City within
180 days of being notified that such information is requested, the application shall be deemed null and
void and the City shall have no duty to process, review, or issue any decisions with respect to such an
application.

Community Center Outdoor Plaza
The Parks Department intends to build a plaza with low concrete walls, decorative
columns, steps, and landscaping to be used for outdoor events such as weddings. An
existing grass area of approximately 12,293 square feet located on the east side of the
building will be renovated. The resulting project will include 4,720 square feet of new
landscaping, 2,788 square feet of hardscape, and 4,785 square feet of lawn The entire
area will be fenced. No changes are proposed to the existing parking lot or building.
Approximately 400 cubic yards of cut and fill will be required. Surface water runoff will
be controlled using Best Management Practices.
