Pursuant to Federal Way City Code (FWCC) Section 22-355, any person who received notice of this administrative decision may appeal this decision in the form of a letter to the Federal Way Hearing Examiner by March 9, 2005, accompanied by the appeal fee. Because you are the only party of record, you can waive your right to appeal this decision, in which case it shall be effective immediately. The City must receive this waiver in writing. The total hourly Process I fee for this project is $64.00. This amount is subtracted from the $64.00 fee paid at the time of application. There are no additional land use review fees due. FINDINGS 1) The subject property is zoned Community Business (BC). Pursuant to Federal Way City Code (FWCC) Section 22-754, "Vehicle Service" use is permitted in the BC zoning district. 2) The project is exempt from environmental review under the State Environmental Policy Act (SEPA). 3) The proposal has been reviewed for consistency with all applicable zoning regulations including FWCC Section 22-754 "Vehicle Service"; FWCC Article IV, "Nonconformance"; FWCC Article XVII, "Landscaping"; and Article XIX, "Community Design Guidelines." 4) The new door and window improve the appearance of the block building by adding visual interest and breaking up the expanse of the wall. Materials utilized are consistent with existing architectural style. 5) Pursuant to FWCC Section 22-354, and the forgoing findings, the proposal is found to be consistent with the Federal Way Comprehensive Plan, all applicable provisions of the FWCC; and with the public health, safety, and welfare. CONCLUSIONS The proposal has been reviewed for compliance with the Federal Way Comprehensive Plan, pertinent zoning regulations, and other applicable City regulations. Based on the findings and conclusions of this review, approval of the project is recommended. This decision shall not waive compliance with future City of Federal Way codes, regulations, and policies relating to this decision. Final construction drawings are under review for compliance with applicable City of Federal Way codes and regulations. Ave. S. , Federal Way, WA. 93903 Good day, The purpose of the improvements to the building which was formerly Taylor Rentals is to separate the 44x4O' front retail showroom equally with a non-structural partition wall to allow for a customer waiting room and check in area at the street side entry and separate the parts department in the back of what was a single room. Also to move the restroom to the waiting area for customer convenience. The only external change to the building is the addition of a glass/metal entry door and window on the south side for se= curity purposes and to allow in some natural light. Performance Prep has been in the auto repair and parts business in Federal way Since 1981 located in the building just North of the subject property. The parking lot will double in size so that we no longer will have customers vehicles blocking traffic on 161h. Ave. S. on busy mornings which has happened many times in the past.
