There are site #0921049252(0.48 acres) and #0921049045(0.62) located on the southeast comer of
pacific hwy. s. and S. 312m street. Address is 31232 pacific hwy. S. Federal way WA.
It is flat rectangle and paved site with existing 4,000 sf building currently used as Japanese
restaurant with 46 paved parking stalls.
This site is surrounded by commercial over pacific hwy s.(west), two story commercial retails (north),
commercial retails (east) and one story commercial retails (south).
We propose to build two buildings located rear side of the existing restaurant building behind of
pacific hwy. Both buildings are built for rent able retails in the one -acre site.
One building (6,000 sf 5 retails) will be located between existing restaurant and the other (4,800 sf 4
retails) will be located on east end.
Proposed structure will be wood frame, conc. slab and flat roof.
Both building will be well articulated and designed with arch roof and canopy.
Exterior finishes will be stucco with earth tone color and metal panel with accent color.

Lakehaven's comments below. Let me know if you have any questions or need additional information.
WATER
* Preliminary review comments provided by South King Fire & Rescue indicate one (1) new fire
hydrant onsite will be required. A developer extension agreement will be required to extend and/or
construct mainline water distribution facilities to serve the site. To date, the owner/applicant has not
submitted either a Pre -Application, Pre -Design, or Developer Extension Agreement application to
Lakehaven. Lakehaven emphasizes that owners/applicants should apply separately to Lakehaven for the
one of the above processes early in the pre-design/planning phase to avoid delays in the overall
development process. Further detail and/or design guidance and requirements regarding water distribution
and/or sanitary sewer facilities will be provided only after the owner/applicant has submitted the
appropriate application to Lakehaven.
* A water meter application is required for a separate meter/service for any new connection to the
water distribution system, or modification to any existing service connection (e.g., larger service,
abandonment of existing service(s), etc.), in accordance with standards defined in Lakehaven's current
'Fees and Charges Resolution'.
* Owner will be required to complete and submit a Water Use Questionnaire (WUQ, copy
attached). Information in the WUQ will be used by Lakehaven to determine specific backflow prevention
requirements.
SEWER
* A side sewer permit will be required for each new connection/building to the sanitary sewer
system or any modification to the existing side/building sewer, in accordance with standards defined in
Lakehaven's current'Fees and Charges Resolution'. Minimum slope for gravity side/building sewers is
2%. In addition to all other side sewer installation standards, installation of a Type 1, 48" monitoring
manhole is required on the private building sewer line, for each non-residential connection/building.
Lakehaven strongly encourages that each new building have a separate, 6-inch diameter sewer service
line.
* Owner will be required to complete and submit a Sewer Use Survey (SUS, copy attached).
Information in the SUS will be used by Lakehaven to determine specific pretreatment requirements.
* Presuming a lot line (or lot lines) will need to be crossed by the new sewer service lines, a private,
sewer easement will be required across adjacent property, for the benefit of the portion of the developer's
side sewer line across said property. This private easement shall cover off -site property along the route of
the affected portion of the side sewer line from the edge of public right-of-way or Lakehaven easement to
the developer's property.
GENERAL
* Lakehaven's Capital Facilities Charges are calculated on the basis of Equivalent Residential Units
(ERU). Residential equivalency for non-residential connections will be estimated based on anticipated
water use (1 ERU = 255 gallons per day for water and 220 gallons per day for sewer). Owner will be
required to provide a reliable estimate of proposed water consumption (commercial and irrigation) for the
property (information from a similar facility may be submitted in lieu of a new estimate). Lakehaven's 2006
Capital Facilities Charges are $3,196/ERU for water and $2,768/ERU for sewer.
* Credit maybe available for this property from connection charges previously assessed for water
and/or for sewer. Please contact Lakehaven for further detail by obtaining submitting a separate
application for a pre -design meeting or a developer extension agreement (application copies attached).
* All comments herein are valid for one (1) year and are based on the proposal(s) submitted and
Lakehaven's current regulations and policies. Any change to either the development proposal(s) or
Lakehaven's regulations and policies may affect the above comments accordingly.
