On July 25, 2012, the City of Federal Way's Department of Community and Economic Development
received your request for information on any critical areas that may affect the above - referenced address,
Parcel #218820 -4045.
After review of the subject parcel and the City's critical areas maps, staff has determined to the best of
our knowledge there is a Category II Wetland' that may affect a portion of the property at the southeast
corner. Pursuant to Federal Way Revised Code (FWRC) 19.175.020 `Wetland Category and Standard
Buffers,' there is a 100 -foot buffer from the wetland as approximately depicted on the enclosed map.
Pursuant to FWRC 19.175.040, no land surface modification may take place and no structure or
improvement may be located within a regulated wetland buffer. The wetland itself has never been
delineated and it may be necessary to hire a wetland biologist to prepare a wetland delineation report for a
more precise location of the wetland and associated buffer.

1 The wetland category and location is based on a 1999 windshield survey done by a consultant and has not been verified.
Category II wetlands are greater than 2,500 square feet in area, do not exhibit the characteristics of Category I wetlands, and meet
one of the following criteria:
(i) Are contiguous with water bodies or tributaries to water bodies which under normal circumstances contain or support a fish
population, including streams where flow is intermittent; or
(ii) Are greater than one acre in size in its entirety; or
(iii) Are less than or equal to one acre in size in its entirety and have two or more wetland classes, with neither class dominated
by nonnative invasive species.
