Dear Mr. Ames:
The Public Works Department is unable to complete the plan review of the above - referenced project until
additional information regarding, but not limited to, the following items are received.
In reviewing your application for a building permit, the City of Federal Way Public Works Department
has determined that 5"' Avenue SW, along the property frontage, does not meet current City street
standards. Street improvements, in accordance with Federal Way City Code (FWCC) Article XVI.
IMPROVEMENTS, Section 22 -1473 — 1474, must be installed as a condition of this building permit.
Required improvements for this lot conform to Street Section "X" and would include paving and street
widening to 20 feet of pavement, an eight- foot -wide ditch, a five -foot wide sidewalk, and streetlights.
FWCC Sec. 22 -1477 allows the Public Works Director to modify, defer, or waive the requirements of this
article, only after consideration of a written request from the owner for the reasons stated in the enclosed
handout "Right of Way (ROW) Improvement Modification Request".
If you wish to seek modifications to the required frontage improvements, and feel that one or more of the
criteria for modification applies to this site, a written request should be sent to Ken Miller, Deputy Public
Works Director, at the address above. A written response will be provided.
In addition, provide the following information on your plot plan:
• No KCHD approval is shown. This will be required before this permit can be issued.
Provide the total added impervious area (in square feet) for driveway and the proposed
manufactured home. An onsite drainage system will be required if the added impervious surface
exceeds 2,000 square feet.
No previous building pad was found on this site, as stated in the application. Therefore, it
appears that this site does not have any existing impervious surface.

proposed septic system).
• The driveway must be paved for at least 40 feet in back of the right of way line along
5`I' Avenue SW.
• Show location of water, gas and electric service lines on plot plan.
