Dear Ms. Simpson:
On May 8, 2006, the City of Federal Way's Department of Community Development Services
received your application to establish an Attached Accessory Dwelling Unit (ADU) in the
existing single - family residence at 4254 SW 337' Place. The subject site is zoned Single - Family
Residential (RS 9:6). Pursuant to Federal Way City Code (FWCC) Section 22 -648, an attached
ADU is permitted in an RS zoning district, subject to provisions of the special regulations and
notes of that code section.
The proposed ADU is granted preliminary approval, based upon the following conditions:
There must be a fully enclosed door leading from the bedroom into the remainder
of the living area in order to meet the standards of the International Residential
Code (IRC) Section 309.1. Openings from a private garage directly into a room
used for sleeping purposes shall not be permitted. Per the phone conversation
with Andrew Bauer on May 25, 2006, there is a door separating the two rooms,
but is not shown clearly on the plans. The plans must represent the door prior to a
building permit being issued by the Building Official.
2. Building and electrical permits are required in order to ensure previous
alterations to the dwelling unit meet code. Please submit the permit applications
(enclosed) with applicable fees to City Hall upon completion within 14 days of
the date of this letter.
3. A building inspection is required to verify that the proposed ADU meets the
minimum standards of the IRC. Please contact Code Compliance Officer Martin
Nordby at 253- 835 -2631 to schedule an inspection prior to the final ADU
approval from the Director of Community Development Services.

Upon satisfying the required inspections, you will need to come to the Community Development
Services Department and sign the Letter of Application and Deed Restriction, and have the
document notarized. Please bring a check for $32.00 made out to the City of Federal Way for the
King County recording fee. Following recording, a Certificate of Accessory Dwelling Unit
Compliance will be issued for the property.

WATER
This property is located within the water service area boundary
of the City of Tacoma.
SEWER
A side sewer permit will be required for any new connection to
the sanitary sewer system or any modification to the existing
side /building sewer, in accordance with standards defined in Lakehaven's
current'Fees and Charges Resolution'. Minimum slope for gravity
side /building sewers is 2 %.
GENERAL
Lakehaven's Capital Facilities Charges are calculated on the
basis of Equivalent Residential Units (ERU). Residential equivalency
for Accessory Dwelling Unit (ADU) use is calculated as 0.34 ERU per
unit. Lakehaven's 2006 Capital Facilities Charges are $2,768/ERU for
sewer.
All comments herein are valid for one (1) year and are based on
the proposal(s) submitted and Lakehaven's current regulations and
policies. Any change to either the development proposal(s) or
Lakehaven's regulations and policies may affect the above comments
accordingly.
