THIS LETTER IS FOR SETTLEMENT PURPOSES ONLY
ITS CONTENTS ARE GOVERNED BY EVIDENCE RULE 408
This is to summarize our agreement regarding the above - referenced property. Payment for your property
and/or property rights is contingent upon final approval by the Federal Way City Council.
The City of Federal Way and Owner(s), agree to the following:
1. Purchase price is $16,600.00. The purchase price consists of $7,800.00 for 964 square feet of
land in fee, $100.00 for 62 square feet of land in permanent wall anchor easement at $8.00 per
square foot @ 20 %, $2,000.00 for loss of landscaping, $5,200 to relocate the business sign, and
$1,500.00 for administrative settlement.
2. The grantor will not be required to pay for any transaction costs, excise fees or recording fees.
3. The City will pay $750.00 for a statutory evaluation as part of this settlement.
4. The City agrees to process a permit for the installation of a new business sign per the dimensions
in Exhibit "A ".
The total amount of the Property Voucher that will include all of the above items is $17,350.00.
It is understood and agreed that this parcel will be closed in escrow at Pacific NW Escrow. Upon opening
escrow and depositing the full amount of the above - referenced Property Voucher into an interest bearing
account, the Statutory Warrant Deed, Permanent Easement for Subterranean Wall Anchor, and the Right
of Entry will be immediately recorded at the King County Auditor's office. Payment to the Owner(s),
including any interest accrued, will not be made until clearance of all liens and encumbrances on the
property to be conveyed to the City of Federal Way. In the event that a utility company will not agree to
release its easement within 60 days of the signing of this agreement, the City of Federal Way must
commence condemnation.
