The City has completed a Process I Land Use Review and hereby approves the request to install awnings on
the above- referenced building located in a Community Business (BC) zone. The Process I application was
submitted and determined to be complete on December 8, 2009. Based on the City's review, the Process I
application to install three new awnings to the existing building is approved.
According to the submittal, the proposal consists of adding new awnings to the north, south, and east facade of
the existing building at 30423 Pacific Highway South. The proposed awnings are 2 feet in height and extend 1
foot 4 inches from the fascia of each elevation. The canvas is approved awning grade material and will be
burgundy in color.
The proposed improvements do not reduce required parking, landscaping, buffering, open space, or public
areas; do not change the location of utilities or easements; are consistent with and support the approved
architectural design of the existing building; and create no impacts to sensitive areas or significant trees.
The City's Building Division is currently reviewing the associated building permit (file #09- 104797 -CO).
Construction of the proposed improvements may not begin until the building permit is approved.
This decision shall not waive compliance with future City of Federal Way codes, policies, and standards
relating to this project site. The effective date of decision is December 31, 2009, or three days from the date of
this letter. Pursuant to Federal Way Revised Code (FWRC) 19.55.050, any person who received notice of the
administrative decision may appeal this decision to the Federal Way Hearing Examiner by January 14, 2010
(14 days from the effective date of decision). In that you are the only party of record, you may waive your right
to appeal by submitting a letter to this effect to the City of Federal Way's Department of Community
Development Services, attention of Planning Intern Becky Chapin.

I am proposing to manufacture and install awning structures to attach to the South
elevation, North elevation, and East elevation. The overall dimension for the awning will
be 2' in height and extend P -4" from the fascia of each elevation. The clearance of the
awnings will be 8' from grade on all affected elevations. The overall length of the
awnings are as followed: South elevation 30' -10 "; North elevation 30' -10 "; East
elevation 24' -4 ". The canvas is approved awning grade material and the color will be
burgundy.
The frame of the awning will be constructed with 1" x 1" x .18T' aluminum square tube
welded in shop. No field welds will take place for the structure.
Radius awning structures will be used on each side of the East elevation. The radius
structures will have the same frame construction of the awning structure and the radius
structures will attach to the existing awning by way of steel c- clamps and through bolts.
The awning structures will be attached to their designated fascias with industry approved
steel z- brackets, which are detailed on the Awning Detail Page of the provided plans.
