The property currently has two center identification signs. You have a plan for modifying sign #1 (95 -0793) which will eliminate the nonconformance for that sign. Also in your letter, you requested that sign #2 (95 -0798) be permitted to remain with some modification to the concrete base. I sent one of our code compliance officers out to remeasure the sign so I would have accurate information in considering this request. The sign face itself is within the area requirements for your zone and use; however, the sign face exceeds the height limits and the total sign is seven feet tall. The Federal Way City Code (FWCC) requires that all center identification signs in the low profile zone be five feet or under. The staff can administratively waive the height requirement if the sign is within 10 percent of the height requirement. This is the only flexibility that staff can administratively apply; therefore, I am unable to grant your request. The FWCC does provide a mechanism for a sign variance request; however, the process requires a public hearing before the Hearing Examiner, has stringent criteria to meet, and costs $2520.
