Specifically, you inquired about environmentally sensitive area regulations that may apply to your proposed garage, which will be located more than 200 feet from the high water mark of Steel Lake. Although the City's large -scale maps indicate the potential presence of regulated wetlands along the shoreline of Steel Lake on and near the subject property, the pictures of the lake edge that you provided clearly indicate the lack of regulated wetlands at the subject site. Therefore, the regulated wetland setbacks are not applicable. In addition, pursuant to Federal Way City Code (FWCC) Section 22 -1332, Steel Lake is a regulated lake, and structures must be setback a minimum of 25 feet from the ordinary high water mark of Steel Lake. Neither the regulated wetland provisions nor regulated lake provisions will affect the location of your proposed garage, which will be setback approximately 200 feet from the high water mark of Steel Lake. The proposed building must be located a minimum of five feet from the front (304'h Street) property line, and a minimum of five feet from any side property line. Our property is located on Steel Lake. The City of Federal Way's sensitive areas map has designated our water front as a wetland. The proposed garage will have a minimum setback of 200 feet from the high -water mark of the lake. Additionally, impervious surfaces will be designed and constructed according to the City of Federal Way's surface water standards to insure protection of the lake environment. We have enclosed photographs of our property and neighboring property water fronts, so as you are able to visually assess the existing water front. We are writing this letter as recommended by Jim Harris, Senior Planner, for clarification regarding regulations which will apply to our garage project. Thank you in advance for your assistance.
