Swardz,P.E. INTRODUCTION The purpose of this inspection was to evaluate sags in the roof structure, to the extent that a reasonable amount of time and conditions permit. The initial presumption is that all elements are adequate and proper. Statements, representations or conclusions to the contrary are made only when the inspecting engineer sees evidence which, in his judgment, indicates the existence of significant deficiencies. The inspection is visual only and does not involve the opening or exposure of elements concealed from view. Wherever a deficiency of any kind is identified in this report, there is always a possibility that it is associated with a larger, more serious, more extensive or more pervasive problem that is hidden from view or is beyond the scope of this inspection. Consequently, you should take whatever action is necessary to ensure that the full extent and implications of identified deficiencies are known. To fully understand the importance of any deficiency, you should obtain bids for its correction. Bids for repairs vary widely,with high bids sometimes being five to ten times the amount of low bids for the same work. You should always obtain at least three competitive bids. Certain limitations apply to any inspection, including those diligently performed by a qualified expert. EVALUATIONS The roof structure over the living room has been opened for evaluation. The roof structure is constructed of 2x8 rafters, spaced on 24 inch centers, spanning about 17 feet. This is too long of a span for 2x8's. I recommend that 2x10's be used in any areas that the spans exceed 12 feet 7 inches. The 2x 10's can be placed midway between the existing rafters to form a system on 12 inch centers or be sistered to the existing rafters, but the new 2x 10 rafters will require creative notching to maintain the existing top face roof elevation and providing proper bearing on the support beams. The out-looker beams must be securely anchored to the building and new 2x10 outboard rafters be shimmed or otherwise modified to reduce the sag. The rafters on either side of the chimney should be doubled and a good header be placed on the up-hill side of the chimney to support rafters in the area that abuts the chimney.
