During the site visit on the above date I collected two air samples which were analyzed by EMLab in Bothell.Their report, attached, indicated that the levels of airborne mold in the air inside the apartment after remediation were lower than the levels found outside at the same time. Elevated moisture in primarily the water heater closet had led to the growth of mold in that area. A qualified mold remediation company has addressed the cause and has effectively dried and cleaned the area. As part of the post remediation assessment air samples are collected,using IESO standards and protocols,inside containment to quantify spore counts and outside to be used as a baseline/control for comparison. The optimal condition exists when the inside sample spore counts of the significant molds is the same as or lower than the outside sample, In this sample in apartment#7-102 the most favorable condition exists as the inside spore counts are lower than the outside. The air testing along with the moisture testing and visual inspection strongly indicates that the remediation efforts have been successful and the apartment is ready for re-construction. Elevated moisture in primarily the water heater closet had led to the growth of mold in that area. A qualified mold remediation company has addressed the cause and has effectively dried and cleaned the area. As part of the post remediation assessment air samples are collected,using IESO standards and protocols,inside containment to quantify spore counts and outside to be used as a baseline/control for comparison. The optimal condition exists when the inside sample spore counts of the significant molds is the same as or lower than the outside sample. In this sample in apartment#7-201 the most favorable condition exists as the inside spore counts are lower than the outside. The air testing along with the moisture testing and visual inspection strongly indicates that the remediation efforts have been successful and the apartment is ready for re-construction. The samples containing more than one separable layer were separated and given an individual result,as required by the National Emission Standard for Hazardous Air Pollutants(NESHAP,40 CFR-Part 61)protocol that multi-layered samples be analyzed and reported separately. Asbestos concentration in samples is determined by visual estimation and reported by percent on a volume basis. For samples with asbestos concentrations between 1 and 10 percent based on visual estimation,the EPA recommends a procedure known as point counting. Point counting is a statistically more accurate means of quantification for samples with low concentrations of asbestos. An alternative method also recommended by the EPA is to have the sample analyzed by transmission electronic microscopy methods. For samples containing vermiculite,prior to its close in 1990,much of the world's supply of vermiculite came from a mine near Libby,Montana. AMERICAN MOLD INSPECTION RWED September 17,2014 SEP 2 3 2014 Project No. 3043 CITY OF FEDERAL WAY CDS Wayne Newman - of Redwood construction 1900 SW Campus Dr#7-102 and 7-201 Federal Way,WA,98023 1-971-533-4847 At your request I conducted a limited inspection of a closet area across from the water heater closet within apartment#7-201 at the above site. Apartment#7-102 was inspected and no areas of concern were seen as the apartment had been painted and cleaned. In #7-201,water from a plumbing leak had damaged the sheetrock and visible mold was present in the back of the partially demolished closet Across from the closet the wall had been cut up about 8"up from the floor which exposed visible mold on the exposed sheetrock wall. This area is behind the bath tub in the adjacent bathroom. There is visible mold to a greater or lesser degree along the width of that wall. A single swab sample was collected from the dark material on the back of the exposed wall. The closet area was moisture tested and found to be dry but extensive mold was seen along the lower exposed sheetrock and along and behind the framing at the back of the closet. Laboratory analysis of the sample indicated extremely elevated levels of Stachybotrys among other molds at lower levels. Care should be taken while cleaning. Recommendations: A qualified mold remediation should be retained to do this following the guidelines elaborated in IICRC S 520 (mold remediation standards,) clean and dry the area that has been impacted by mold. 1. Use respiratory protection and protective clothing to insure worker safety; 2. Contain the area to be cleaned to prevent spores from entering the non- impacted areas and provide negative pressure to the extent possible; 3. Remove insulation and bag while inside the contained area; 4. Flood cut(24") both the closet and the wall across the hallway to expose possible damaged areas. If visible mold is encountered at the 24"line,cut up to 48"as needed. 5. HEPA vacuum all accessible areas in the designated work area to remove loose spores; 6. Clean the area with an EPA approved cleaner. Mold has followed the path of the moisture and is visible behind framing on both the closet wall and the wall adjacent to the bathroom. These slides are then used to take photomicrographs using the Digital DIS-10 microscope system. The photomicrographs are then electronically submitted to DDL with a chain of custody/inspection report where they are analyzed. Results are reported in mold spores per cubic meter of air. Swab Samples In the field swab samples are collected using all-in-one plastic tube containing diluent for preparation of microbial and environmental sampling (bulb end) and sterile swab (tube end). They are then rehydrated (by breaking the bulb seal) and the Digital DIS-10 microscope system is used to create photomicrographs from the sample. The photomicrographs are then electronically submitted to DDL with a chain of custody/ inspection report where they are analyzed. Results are reported as no mold detected, 1+ (1-50 spores), 2+ (51-150 spores), 3+ (151-600 spores), and 4+ (greater than 600 spores.)
