The comments below reflect applicable requirements of the Federal Way Revised Code (FWRC) — Title 19 "Zoning and Development Code." The following corrections must be made prior to Planning Division sign -off. TECHNICAL C©MMENTS 1. Geotechnical Report — The city's Critical Areas Map identifies the potential location of geologically hazardous areas on and near the subject property. Specific areas of concern include erosion hazard onsite and landslide hazard on the neighboring properties where potential sewer connections will be constructed (also see sewer comment below). A geotechnical report prepared by a licensed geotechnical engineer must be submitted with your corrected drawings. a. The geotechnical report will need to identify whether any onsite or offsite (including the path of sewer connection) conditions reflect the four geologically hazardous areas as defined by FWRC 19.05.070 and whether any of the proposed improvements are within 25 feet of these areas. b. If any proposed improvements are on or within 25 feet of the defined geologically hazardous areas, the geotechnical report shall respond to the four items listed in FWRC 19.160.010(3). c. The geotechnical report shall also comment on the proposed location and method of stormwater dispersion trenches as it relates to soil stability in geologically hazardous areas. Please be advised that the Planning Division may require third party review of the geotechnical report, at the applicant's expense, depending on the complexity of the report's findings. 2. Wetland Buffer — A Category II wetland is located on the northern abutting property and its 100 -ft required buffer extends onto the subject property as shown in the enclosed survey prepared for a boundary line adjustment that was completed in 2011. No improvements are to be located in this area. Please show this buffer on the site plan and relocate the dispersion trench if it is found to be within this buffer area. 0 Mr. Spiva February 6, 2015 Page 2 3. Sewer— The permit application identifies the new residence will hookup to sewer service, but the site plan shows no hook up or proposed extension. Existing Lakehaven Utility District sewer infrastructure shows the need to extend sewer main on either 26`h Ave SW or 28`h Ave SW and then connect via easements through neighboring properties. Please identify the proposed sewer extension alignment and easements across adjacent private properties. The geotechnical report referenced above will need to address if the proposed sewer connection route will affect geologically hazardous areas on and offsite and if so how will those intrusions be mitigated. 4. Driveway Width — The driveway exceeds the 20ft. width limitation within required front yards as set forth in FWRC 19.130.240(1)(b). Please revise the driveway width to no more than 20ft within the required front yard. Please respond in writing to each comment and resubmit four copies of requested sheets/reports.
