Dear Ms.Cosgrove:
The City of Federal Way's Community and Economic Development Department received your request to
review a new design for a proposed Accessory Dwelling Unit(ADU)at 29511 9`h Place South.The City
reviewed your first proposal to convert the existing 896 sq. ft. garage/shop into an ADU on September 30,
2011,and determined your proposal met the intent of Federal Way Revised Code(FWRC) 19.265.010
Accessory Dwelling Units.The maximum size of an ADU is 800 sq. ft and your new design proposes to
remodel the 96 sq. ft.that exceeds this maximum into a covered porch. This design maintains the intent of
city code as the covered deck is considered a"non living area" pursuant to FWRC 19.200.180 note#9.
For your information,you will still be required to obtain an ADU permit,and building, plumbing,
mechanical,and electrical permits as applicable.

Please review the changes to the floor plan of the ADU, attached. The changes were made to
allow more light onto the living spaces of the ADU.. The plan still remains 800 sq ft, with the
storage space removed and replaced with an open deck. The deck is covered only to keep the
trusses untouched to save on cost. This plan allows the owner to get more light into the rooms
she will be using the most and a better kitchen layout for her needs. She will be getting some
preliminary estimates on the construction costs and would like this plan as an option.

Dear Ms.Cosgrove:
The City of Federal Way's Department of Community and Economic Development received your inquiry
about remodeling a garage located on the single-family residence at 29511 9th Place South into an
accessory dwelling unit(ADU). The property,parcel#515210-0100, is located in a Residential Zone(RS
9.6).
Pursuant to Federal Way Revised Code(FWRC) 19.200.180,ADUs are a permitted use in an RS zone;
however, as reasonably as feasible,the appearance of the property should remain that of a single-family
residence.The maximum permitted size of an ADU is 800 sq. ft.As indicated in your letter,the existing
garage is 896 sq. ft.You suggest that you will turn the 96 sq. ft.that exceeds the maximum square footage
into storage accessible only from the exterior of the structure. In the site plan you provided you have
shown a reasonable depiction of remodeling the existing garage into the maximum permitted square
footage for an ADU while retaining a small section for storage.
Your proposal is consistent with the intent of FWRC 19.265.010 Accessory dwelling units,which seeks
to promote diversity in housing stock and provide affordable housing options for residents.Regarding
necessary permits for this remodel,you will be required to obtain an ADU permit and building,plumbing,
mechanical,and electrical permits as applicable.

It was nice talking to you the other day. As you have requested,the following is the description
of this project.
The existing house is 3100 sq. ft. and the existing garage/shop is 896 sq ft.. This garage is in
excellent condition. We would like to turn the garage into an ADU for the owner to live in and
her son and family would move into her house. We understand the ADU can not be larger than
800 sq ft., so we would have an outside entry storage room of 96 sq ft.(see plan). Since we
would like to keep the cost down as much as possible, we propose to use the existing entry door
and an existing window. The storage room would bring the ADU down to the 800 sq ft, keeping
the structural integrity of the building without having to tear into an outside wall or disturb the
existing truss construction.
