Dear Mr.Golden:
The City of Federal Way's Department of Community Development Services,Planning Division,has completed
an administrative land use review of your proposal to continue the use of a 40-foot by 8-foot container for storage
at the above-mentioned site.The zoning for the subject site is Suburban Estate(SE).According to Federal Way
Revised Code(FWRC) 19.125.180,outdoor storage containers for permanent accessory storage are allowed in the
SE zone.The City has completed a Process 1 review and hereby approves the proposed storage containers.
Pursuant to FWRC 19.125.170(3)(b),the director may determine that the required landscape screening is not
necessary because the use or stored materials are not visually obtrusive.After reviewing the site,the required 100
percent sight-obscuring screening around the storage containers is not necessary because the use is not visually
obtrusive to surrounding properties.The storage container is located in the southeast corner of the property behind
an existing building.The building on the lot effectively shields the storage containers from Pacific Hwy South,
and an existing fence along the southern property line of the parking area effectively screens the storage
containers from the adjacent lot. Furthermore,existing landscaping trees planted along the fence line is expected
to completely obscure the view of the storage container once the trees are mature. The Director of Community
Development Services hereby waives the screening requirement.
The effective date of this decision is December 24,2010,or three days from the date of this letter.Pursuant to
FWRC 19.55.050,any person who received notice of the administrative decision may appeal the decision to the
Federal Way Hearing Examiner by January 8,2011.Any appeal must be in the form of a letter delivered to the
Department of Community Development Services with the established fee.The appeal letter must contain a clear
reference to the matter being appealed and a statement of the alleged errors in the Director's decision,including
the identification of specific findings and conclusions made by the Director disputed by the person filing.
In that you are the only party of record,you may waive your right to appeal by submitting a letter to this effect to
the City of Federal Way,Department of Community Development Services. Waiver of the right to appeal does not
affect the effective date of this decision.This decision shall not waive compliance with future City of Federal Way
codes,policies,and standards relating to this development.If you have any questions regarding this decision,
