P < v.AsyO , 12911 ne 126th place ^0 >a kirkland wa 98034 ` ! attn: george gundlach 385ot .cc) from: nic rossouw �s�oti� �- -\\ re: wall removal you are currently remodeling the clubhouse building at the brightwater apartments in federal way washington. as i understand it the demolition revealed that one of the interior walls that is to be demolished appears to be a shear wall and you asked me if it would be acceptable to remove this wall as planned. description: based on the photographs you have sent me and your verbal description of the field conditions revealed by your investigative demolition it appears that the wall in question: • is about 6ft long, • sheathed with 1/2" nominal OSB on one side, • has an HD2A hold-down attached to a double stud at each end with 5/8" anchor bolts to the foundation, • the sill plate has two 5/8" anchor bolts (not counting the bolts attached to the hold-down). • the wall top plates do not align with any roof trusses above and there is about a 3/4" gap between the wall top plates and the truss bottom chords. as i understand it there is no physical attachment between the wall top plates and the roof framing, the top of the wall is held in place by the ceiling GWB and an abutting stud wall. conclusion and recommendations: it appears from the wall construction that it was intended to be a shear wall, however as constructed it has no structural value and cannot act as a shear wall. removing this wall will in no way reduce the structural integrity of the building. 9220 roosevelt way ne seattle wa 98118-8242 (206) 621-0060 p (206)621-0061 f mrafdesign( gmail.com http./g rafdesign.net 3lIJLj . ~ as i understand it the building appears to have a lot of solid exterior wall on all three sides, so it is not immediately apparent why they included a short interior shear wall in the original design. the capacity of the wall in question (if it had been attached to the roof framing in a way that could transfer wind and seismic loads) would be quite small and relatively insignificant to a structure of this size, so i feel confident in recommending it's removal without further remedial action. if you do want me to investigate the issue further i would need copies of the original drawings or at least as-built drawings of the whole building. please call if you have any questions about this memo or the prject in general. 9220 roosevelt way ne seattleweQ8115'8242 (206)621-0060 p (206)621-0061 f oimafdeaion( qmai|�com h�o:8giraideo|�n.net EIIE
