The submitted and approved construction drawings show an I -joist floor framing system spaced at 16 inches on center with joist spans up to about 15 feet. It is acceptable to use 2 x 10 HF2 framing members in lieu of the I -joists at this span in accordance with IBC Table 2308.8(2). 2. This project is on a sloping lot resulting in an extended height crawl space, The posts supporting the floor beams have a positive connection to the beams / floor framing (Detail 5/S2.0) and the floor diaphragm provides lateral bracing. No additional x -bracing is required. 3. Our supplemental foundation detail at the garage specifies that the floor framing and diaphragm be in place prior to backfilling. Detail 2/S1.0 specifies a maximum 8 feet stud height at the wood framed cripple wall but the framing contractor has framed the walls with stud heights in excess of 10 feet. A review of the loads indicates that the 2 x 6 studs are adequate. 2. Detail 8/S2.0 specifies a maximum 10 feet dimension from top -of -concrete to top -of -plate but the framing contractor has framed the portal frame panels with a height of 10'-1 ". The 24 inch+ panels are not part of the designed lateral loads system but are used to provide additional bracing and stiffness. We have been asked to review two as -built conditions: 1. The plan has been revised to include a wood framed deck at the front entry and a 4x beam at the deck is pocketed into the wall. The aspect ratio (1/w) of the deck is such that the lateral loads will be reacted at deck ledger and no additional strapping is required outside the requirement for a positive connection at the post -to -beam union. 2. An anchor bolt at the garage sill plate was located such that the boring cuts through the edge of the 2x sill. We recommend adding an new anchor in the immediate vicinity. Embed into the stem wall a minimum of 7 inches and set with an epoxy adhesive. Please address any questions to SEGA Engineers.
