O.Box 1379 Enumclaw,WA 98022 RE: Determine Extent of Damage Resulting From A Fallen Tree at the Jacobs Residence,Located at 330 Southwest 292nd Street,Federal Way,WA 98023; Grange Insurance Group Claim No. 000 217 4028-01; BCIE Job No. 07022 Dear Mr. Garrett: As per your request of January 10, 2007, BC Investigative Engineers (BCIE) conducted a site investigation on Wednesday, January 10, 2007, at the address shown above. The site visit was coordinated in advance with Mr. Josh Jacobs•(homeowner/insured) and conducted by Cliff Brown, Investigative Engineer with BCIE. ' PURPOSE: The following report contains BCIE's findings and opinions regarding the extent of damage resulting from a tree strike. Recommended scope of repairs is included at the end of the report, including engineers' details. GENERAL: Based on King County Assessor records, the Jacobs' residence was originally constructed in 1945. The rectangular structure is 44' long by 20' wide and located on a 5,680 square foot (sf) lot (parcel number 1196000255). At the time of original construction, the single-family dwelling was classified as a two- story structure. The existing structure is three stories, indicating a third story was added after original construction. For the purpose of this report, the rectangular structure is oriented north to south,with the main entry on the south end and the north side fronting Puget Sound. nrill/ On or about December 15, 2006, the residence was struck by a falling tree during a wind storm. The tree impacted the third floor roof and damaged the west and east third floor walls. FINDINGS: The third floor walls are framed with nominal 2"x6" at 16" on center (oc),and sheathed on the exterior NiNio with 7/16" Oriented Strand Board (OSB). Exterior cladding is vinyl. Interior wall covering is 1/2" gypsum wallboard (GWB). The roof is generally flat with an estimated 1:12 pitch. The roof is framed with 14" deep Truss Joist International (TJI) at 16" oc, supporting a 7/16" OSB roof deck. Roof covering is composition roll-out with tarred joints. BCIE Job No. 07022 -2 - January 17,2007 The force of impact shattered or severely damaged 14 TJI roof joists on the north end of the structure. The tree impacted both the west and east walls on the third floor. At the point of impact, the double 2"x6" wall plate was broken on both walls. The point of impact on the west wall is approximately 15' south of the north end wall. On the east wall, the broken top plate is located approximately 10' south of the north end wall. Damage to interior GWB covering was observed over approximately 20LF of the west third floor wall. Similar GWB damage was observed on the east third floor wall over an estimated 15LF. The force of impact severely damaged GWB ceilings in the living room,dining room and kitchen. No GWB damage was observed in the remaining third floor bedrooms and bathroom. Two roof skylights were damaged as a result of the tree impact. One skylight has been severe damaged and the second has minor damage. Both skylights will need to be replaced as part of roof restoration. The tree strike caused additional non-structural damage to kitchen cabinets. Cabinetry on the west side of the kitchen was either separated or the connection points were loosened by the force of impact. Areas of isolated water damage were also observed to interior GWB ceiling and wall coverings as well as cabinets and floor coverings. BCIE visually examined the exterior wall framing on the first and second floors. No evidence of damage or deformity was observed. At the time of BCIE's site visit,access to the elevator shaft,located on the south end of the structure, was not permitted. The homeowner reported no damage in the elevator shaft and it is currently in use. OPINIONS: Based on an analysis of our findings, it is BCIE's opinion that the tree strike resulted in isolated structural damage to a portion of the third floor roof and walls. The remaining structure appears undamaged. The tree strike severely damaged approximately 20LF of the third floor west wall and 15± LF of the third floor east wall. Approximately 400sf of the third floor roof was severely damaged. The tree strike shattered or severely damaged 14± of the TJI roof joists. RECOMMENDATIONS: 1. Approximately 15LF of the east and west third floor exterior walls will need to be reframed (see attached engineers' detail for splicing top plates). Approximately 45 to 50LF of the third floor exterior wall will need to be replumbed. This area of repair extends from the point of impact around the north end of the building. The windows within this section of wall appear to be serviceable and can be salvaged. 2. Reframe approximately 400sf of the third floor roof. The reframe area is on the north end of the building. Replace 14±TJI roof joists with blocking and nailing as per TJI installation requirements. 3. Replace approximately 400sf of 7/16" OSB roof sheathing. Remove remaining portion of composition roofing and reroof with similar materials. Installation and nailing as per manufacturer recommendations and City-adopted 2003 International Residential Code (IRC). BCIE Job No. 07022 - 3 - January 17,2007 4. Remove and replace 450 to 500± sf of 5/8" GWB ceiling coverings below the reframed roof area. Remove and replace approximately 200sf of GWB wall coverings. This work is on both the east and west third floor walls, adjacent to the tree strike. Complete GWB joint repair as necessary around the north end of the third floor. Installation as per City-adopted 2003 IRC. 5. Provide two layers of R-19 fiberglass insulation in the vaulted roof assembly, to match existing. Provide venting for the vaulted assembly to match existing. 6. Replace 10± damaged electrical ceiling can lights. Lights are located within the area of roof damage. The type of lights should match existing. Installation as per City-adopted electrical code. Replace damaged exhaust vent above the kitchen stove. Installation as per manufacturer recommendations and 2003 International Mechanical Code (IMC). 7. Remove and replace approximately 325sf of exterior vinyl siding. Provide a minimum single layer of 60-minute asphalt-impregnated construction paper as a weather-resistant barrier (WRB) between the siding and wood framing. Provide flashing and counter-flashing as necessary in order to complete a weatherproof seal around wall penetrations. Installation as per manufacturer recommendations and City-adopted 2003 International Residential Code (IRC). CLOSING: This concludes our investigative report for the Jacobs' residence.
