The subject site consists of an existing commercial building that has a typical warehouse configuration. The subject site is flanked to the east and west by existing retail buildings. A representative of ESNW was on-site on December 20, 2005 to observe the site conditions and to investigate the near-surface soil conditions. The observations made during our site visit were then used to develop preliminary geotechnical and foundation recommendations for the proposed project. Project Description The subject site is currently undergoing a substantial remodel that will include installation of new column supports and realignment of portions of existing walls. We understand new column supports will be located within the existing building footprint, and loads will be on the order of 26,000 pounds each. The remodel will result in a new floor space configuration consisting of compartmental areas for different retail usage. Subsurface Conditions As part of our preliminary investigation, a series of test pits were excavated throughout the subject site for the purposes of characterizing the soil conditions. The test pits were excavated by a client-provided mini-excavator and operator and were located in areas where the existing concrete slab had been removed for utility improvements. The test pit locations were primarily focused in the northern one-half of the building. Our test pits were advanced through existing fill into competent native soils. 2881 152nd Avenue NE•Redmond,WA 98052•(425)284-3300•FAX(425)284-2855•Toll Free(866)336-8710 Summit Property ES-0313 January 4, 2006 Page 2 Based on the soil conditions encountered during our site visit, the site is immediately underlain by up to eighteen (18) inches of loose to medium dense silty sand with gravel fill. Underlying the fill, dense silty sand with gravel was encountered to depths of up to approximately three feet, where refusal was met by the excavator. The soils observed throughout the site are interpreted to be glacially consolidated till deposits. The King County Soil Survey for the area identifies Alderwood series gravelly sandy loam, glacial till deposits throughout the site and surrounding areas. The draft King County geologic map indicates the site is underlain by glacial till (QvT) soils. Based on our observations, the soil conditions observed at the test sites are consistent with the geologic map designation. Groundwater was not encountered at the time of our site visit (December 20, 2005). Groundwater elevations and flow rates fluctuate depending on rainfall amounts, the time of year and many other factors. We do not anticipate heavy groundwater will be encountered at the site, except possibly in deeper utility excavations. Foundation Recommendations In our opinion, the new columns can be supported on competent, undisturbed native soils or structural fill. Assuming the building will be supported as described above, the following parameters can be used for design of the new Columns: • Allowable Soil Bearing Capacity 3,000 psf • Passive Resistance 350 pcf(equivalent fluid) • Friction 0.40 • IBC Site Class Site Class C (Table 1615.1.1, 2003 IBC) • Liquefaction Susceptibility Low A one-third increase in the allowable soil bearing capacity can assumed for short-term wind and seismic loading conditions. Competent soils suitable for support of foundations are anticipated to be encountered at depths of approximately two to three feet below existing grades. Where loose or unsuitable soils are encountered at the foundation subgrade elevation, the soil should be recompacted or replaced with a suitable structural fill soil, as appropriate. A warranty is not expressed or implied. Variations in the soil and groundwater conditions observed at the test site locations may exist, and may not become evident until construction. ESNW should reevaluate the conclusions in this preliminary geotechnical summary if variations are encountered.
