Box 1635 Issaquah, WA 98M Re: Geotechnical Recommendations Proposed Residence Additions O'Brien-Stephenson Property 211 SW 292nd Street Federal Way,Washington RMP Project No. 05-222-01 Dear Mr. Bertch, This report summarizes the results of my site inspection and geotechnical evaluation of the existing residential property located in the Redondo area of Federal Way. It is understood that a second story will be added to the existing one story structure along with two small additions on the south side of the home. The purpose of this report is to confirm the absence of any geologic hazards on this property, and to provide recommendations for the proposed structure additions. A Site Plan prepared by your office and USGS geologic mapping for this area of Federal Way were used as references for this study. Site Conditions The building pad for the existing residence was created by excavating into the native soils. On the front north side of the house the ground surface slopes down gradually to 292nd Street, and in the rear yard there is a gentle slope at the southerly side of the property. Maximum slope gradient was estimated at 25%to 30%, and most of the rear yard area was covered with grass. A review of the USGS mapping for Poverty Bay(Waldron — 1961) shows that these properties are underlain by glacio-lacustrine (Qis) soils that are predominantly sands. Except for the upper topsoil and shallow fill, the exposed soils at depths below 12 to 18 inches should consist of medium dense silty sands that will provide excellent support for the new foundations. There are no steep slopes on or adjacent to the property that represent a geologic hazard or potential threat from slope instability or erosion problems. Front and rear yards are landscaped, as are the adjoining residential properties nearby. June 8, 2005 Mr. Bill Bertch Page 2 soil conditions in the rear and side yard areas showed no evidence of groundwater seepage. All surface water runoff is directed from the rear yard around the house to the existing drain ditch along the south side of 292nd Street. Foundation Recommendations Bearing wall footings for support of the proposed additions may be designed for an allowable soil bearing value of 1500 psf with only negligible settlement. This value may be increased by 5o%to account for temporary wind or seismic loading. A passive earth pressure of 200 pcf may be used to resist lateral forces on the structures. City inspection of the footing trenches prior to pouring concrete should be sufficient for final approval of the new foundations. Retaining walls may be designed using an active earth pressure of 35 pcf. Foundation drains and roof down drains should be installed and connected to a tightline with discharge to the front drain ditch. In summary there are no geologic hazards on this property that require special geotechnical evaluation in connection with the design of these residential improvements.
