Dear Ms. Hanson:
Dibble Engineers, Inc. (DEI) has been involved with repairs to Building B at the Madera West Condominium. Madera
West is located at 31500 33rd Place Southwest in Federal Way, Washington, and includes 20 multifamily buildings.
DEI was involved in a series of detailing and design elements to provide new metal guardrail connections and
structural framing repairs, as needed,to structural elements exposed during the course of architectural building
envelope work.
DEI coordinated and reviewed the structural scope of work through occasional site visits and vial email and phone
communications with the architects, Soltner Group Architects,and the contractor, CDK Construction. Specific work
observed included:
Repairs to exterior deck framing
Improvements to deck framing to provide adequate support for guardrail forces
Repairs to exterior structural wall framing
The structural scope of engineering work at the Madera West Building B, as observed through site visits and through
provided photo documentation,appears to be in general conformance with the intent of our structural design,as
communicated through permitted structural drawings,and sketches and memos subsequently provided during the
construction phase of the project. Dibble Engineers review is limited to the areas accessible and readily visible.
Dibble Engineers did not conduct a building analysis for either vertical or lateral loads other than described above.
Our review and discussion summary does not provide warranty either expressed or implied to the existing conditions
or work completed subsequent our visit.
