Specifically, the two residences being constructed on Lots 3 and 4 have a back yard that slopes down from the residence to the property line on the east. To provide a level landing behind the residence, and to provide a functional back yard, we understand that a retaining will be required. The general location of the site is shown on the Vicinity Map, Figure 1. On December 24, 2005, one of our field technicians visited the site and drilled several shallow hand borings along the toe of the slope and on the face of the slope. We also measured the slope configuration. Our slope measurements indicated that the site sloped down to the west at inclinations that varies from about 45 to 60 percent, with the vertical height of the sloping area being as tall as 15 feet Our hand borings were completed by using a 3-inch-diameter hand auger. Our field technician logged the subsurface conditions and after each test hole was completed, we backfilled it with excavated soils and tamped the surface. Our hand borings encountered a foot of topsoil and weathered soil atop native medium dense silty sand with gravel along the toe of the slope. The face of the slope appeared to be underlain by several feet of loose fill associated with regrading of the site and excavation for the residence. No groundwater seepage was encountered in either of our hand borings at the time of digging. However, we were able to see where surface water run-off had been concentrated and flowed over the top of the slope at several locations, resulting in accumulation of soil along the site fence on the eat side of the site. The slope and current site conditions are shown on the attached photos. CONCLUSIONS AND RECOMMENDATIONS A variety of retaining structures may be used for reinforced earthfill, including: •Rockeries up to 6 feet high may be used to retain fills and up to 8 feet high to retain cuts in the dense native soil. General rockery guidelines can be provided at your request. •Bin and block walls are effective up to a height of 10 to 12 feet. Greater heights can be used if the ground above the wall is level. Where the ground surface above the wall slopes, the walls should be engineered for the site specific height and soil conditions. •Reinforced Earth or other retained-earth type walls are generally the most economical option for a height of up to 25 feet where a wall is used to retain fill. NWBestHomes.24thStrivts.AG February 3,2006 • Page 2 Due to the height and space limitations where the wall will be constructed, we recommend using a reinforced earth fill wall with either an Ultra Block or Lock- Load facing. We have included information for the various wall types at the end of this letter. Ultra Block Wall The attached wall design assumes the block facing to consist of Ultra Block segmental concrete blocks. Ultra Blocks consist of 2%-foot by 2%foot by 5 foot concrete blocks that have cruciform interlocking shear keys on the top and bottom. The Ultra Block wall should bear on firm and unyielding native soils or on structural fill soils placed over such native soils. In our opinion, the native soils underlying the proposed wall alignment will provide adequate support, although a 6-inch leveling course of crushed rock is commonly placed beneath the wall. We recommend that any localized zones of soft, yielding, or organic soils exposed in the subgrade areas be overexcavated and or replaced with compacted structural fill. For frost and erosion protection, all gravity walls should be embedded at least 18 inches below the adjacent ground surface. Greater depths might be required in certain locations to develop adequate sliding resistance or passive pressure. Given the dimensions of a Lock-Block module (21/2 feet high) and our recommended embedment depth (1%feet), a single row of blocks would provide an exposed wall height of 1 foot. Each succeeding row of blocks would increase the exposed wall height by 2%feet, as follows: Total Wall Height Exposed Wall Height 1 row 1 foot 2 rows 31/2 feet 3 rows 6 feet 4 rows 81/2 feet 5 rows 11 feet 6 rows 13'/feet For the required exposed wall height of 12%feet (six rows) and a backslope angle ranging up to 18 degrees. We anticipated that the wall will need to include reinforcing grid within the fill that is also connected to the Ultra Blocks. Inclusion of the reinforcing grid will eliminate the need for a double row of blocks on the lower tiers. Using these configurations, our calculations indicate that walls ranging up to six rows high will be stable if properly drained and reinforced fill is used. Regardless of height, the wall face should be battered into the slope at an angle no steeper than 12 degrees. We understand that the proposed wall alignment will incorporate two 90-degree returns at the north and south end of the wall. The interlocking shear key of Ultra Blocks can accommodate these corners. Effective drainage behind gravity walls is critical to prevent a buildup of hydrostatic pressure. Consequently, we recommend that a curtain drain be placed behind the entire wall, with a 4-inch-diameter perforated pipe at the base, as shown on Figure 3. This curtain drain should consist of ballast rock or small (1-to 2-inch size) quarry spalls. The drainpipe should be bedded in pea gravel or washed rock, and be wrapped with filter fabric. An alternative to the Ultra Block facing would be the Lock N' Load wall type that uses an approximate 15-inch by 31-inch by 3-inch concrete face panel connected to an approximate 25-inch by 8-inch by 5-inch counterfort anchor. This wall system may be easier to construct since heavy equipment will not be required to transport the blocks between the homes or to place. NWBestHomes.24thStrts.AG February 3,2006 • Page 3 Reinforced Fill The entire area beneath the new reinforced soil and wall facing should be stripped of all vegetation and organic soils. All subgrade soils should then be compacted to a firm, unyielding condition. Since explorations were completed at only two selected locations along the alignment, if unsuitable soils are encountered during excavation, we recommend that the upper 24 inches of subgrade soils beneath the reinforced soil zone be overexcavated and replaced with a bearing pad of quarry spalls (1-to 2-inch size). This bearing pad should extend outward at least 24 inches beyond the wall face. Reinforced soil walls with proprietary facades (either segmental concrete or welded-wire mesh) are typically designed by the wall supplier or a specialty consultant, using design values provided by the geotechnical engineer. For this project, however, we have assumed these properties based on soil conditions encountered in our hand borings and compared to published information for similar soil types. The wall design calculation sheet, included on Figure 3 summarizes our recommended design values for the various soils involved in the wall construction. We also recommend using a seismic acceleration of at least .3g for design purposes. Ideally, all fill soils located within and below the reinforced backfill and retained backfill zones would consist of clean, well-graded sand and gravel, such as "Gravel Borrow" or"Ballast" per WSDOT Standard Specifications 9-03.14(1) and 9-03.9(1), respectively. However, those portions of the excavated fill soils and/or native soils could be reused as backfill if they are free of organic matter and are near optimum moisture content at the time of placement. Existing organic matter, sod, or topsoil stripped from the wall subgrade would not be suitable for this purpose under any circumstances. All soils located within the reinforced backfill and retained backfill zones should be placed and compacted in accordance with our recommendations given in the Structural Fill section of this report. Specifically, we recommend that all fill be compacted to a uniform density of at least 90 percent (based on ASTM:D-1557) and that the upper 2 feet of fill be compacted to at least 95 percent. The actual wall location may be adjusted to reduce the requirements for imported fill material as long as the moisture content of the native/fill soils would allow compaction to the minimum values specified above. LIMITATIONS We have prepared this assessment report for use by NW Best Homes and other members of the design team for use in the design and construction of the swimming pool and associated retaining wall. The data used in preparing this report should be provided to prospective contractors for their bidding or estimating purposes only. Our report, conclusions and interpretations are based on data from others and limited site reconnaissance, and should not be construed as a warranty of the subsurface conditions. Variations in subsurface conditions are possible, and should be expected. As such, sufficient monitoring, testing and consultation should be provided by professional geotechnical engineer during construction to confirm that the conditions encountered are consistent with those indicated by the explorations, to provide recommendations for design changes should the conditions revealed during the work differ from those anticipated, and to evaluate whether earthwork and foundation installation activities comply with contract plans and specifications.
