There are (3) V diameter through bolts attaching a steel kerf plate to the glu-lam beams at the
canopies, as depicted in Detail I/S4.4. The steel kerf plate located at the beam centerline and the
through bolts are acceptable as installed and in conformance with the structural drawings and
steel shop drawings (Canopy #6; C13-601; kerf plate p601a)

Footing & Stem Walls Rebar Placement
I have reviewed the Special Inspection Reports prepared by A.A.R. Testing Laboratory for
reinforcing steel placement in concrete footings and perimeter foundation stem walls. Per the
reports, the inspected reinforcing steel and epoxy anchor dowels is in conformance with our
approved structural drawings.
As Engineer -of -Record for this project, I find these special inspection reports acceptable to
validate the adequate placement of reinforcing steel in the footings and foundation walls for this
building.

Roof Drain Pipes Through Stem Walls
The concrete stem walls were inspected and the plumber has installed roof drain pipes penetrating
through the concrete stern walls at three locations. The inspector has requested a letter from us
approving the placement of these 4" diameter PVC pipes through the stem walls.
We assume the three PVC pipes were installed horizontally and perpendicular to the concrete
stem walls in accordance with Detail 6/S3.0. If so, then we have no structural concerns regarding
this pipe penetrations condition. The foundation soils at these locations should not displace more
than 1/4" to 1/2" under maximum design loading according to the geotechnical report.
The worst thing that could happen would be for a crack to occur in the PVC pipe or at a nearby
glued joint due to this downward deflection under future added loads. I assume these pipes will
be connected to roof downspouts after the roof installation is complete, meaning that most
downward deflection in the soils due to the building weight being added during construction will
have occurred before the pipes are connected. This should therefore minimize, but not eliminate,
the risk of any additional future downward foundation movement cracking the pipes or nearby
rigid connections.
While I can confirm the structural integrity of the foundations is acceptable with the drain pipes
running through them, I cannot confirm the future integrity of the drain pipes themselves under
possible downward displacement. This will need to be addressed by the installation plumber.

I have submitted documents to the City to address an issue still remaining following our May 11 resubmittal. I have
clarified in this latter that the Tenant has agreed to limit their design to a maximum of 99 occupants in the building.
Below is my revised response in bold red type face. Any necessary revisions to the drawings are clouded and
designated with a Delta 2 symbol.
10) The egress plan on page A-2.0 and the occupant loads presented in the plans are
confusing. The occupant load factor for 3000 square feet is calculated with an occupant
load factor of 15 for concentrated chairs and tables. Dividing 30 into 3000 would give you an
occupant load of 100, not 99, which would then require the building to be sprinklered per
2012 IBC 903.2.1.2. The actual occupant load of 3000 square feet would be divided by an
occupant load factor of 15 per table 1004.1.2, which would give you an occupant load of
200. It seems impossible to layout travel distances and provide an occupant load without
having an accurate floor plan showing all the tables, chairs, kitchens, restrooms, etc. Please
revise your plan to show an accurate floor plan and occupant load.
The tenant has agreed to limit the Tenant Improvement Design to an Occupant load of 99 persons.
We are showing that value as the Building Occupant Load, to be confirmed when the Mod Pizza
documents are submitted for the necessary Tenant Improvement permits.
