Gross Structural Engineers Re: Federal Way Residence Framing • I am writing this letter to summarize the recommended repairs to the floor framing in the main bathroom area of the residence located at 292117th Place South in Federal Way,WA. The following notes and recommendations are based on my observations from the construction site this morning, and my subsequent analysis. There are two areas of concern in the existing floor framing around the master bathroom. The most prominent issue is the notching of the existing floor joists around the interior plumbing wall in the bathroom, adjacent to the location of the new vanity. In this area it appears that, as part of previous plumbing work,the 2x12 floor joists were significantly notched to run drain and vent lines. Fortunately,the area was framed with each joist only spanning four feet between a pair of built up beams, presumably to allow for room for the plumbing lines. Based on my analysis of the 2x12 (11")joists in place,the floor joists can safely accommodate a notch of up to 4.5" square,or 5" in diameter without the need for additional reinforcing, provided that the notch is at least 6"from the end of the joist. In the area where a larger notch has been removed from the floor framing, as well as a notch adjacent to the supporting beam, a new 2x4 should be sistered to the bottom of the existing joist to provide additional support. The new 2x4 should extend at least 10" beyond the edge of the notch,or to the face of the support, and should be attached to the existing joist with 10d common nails(or eq.) at 6"on center for its length. In the second location, a section of approximately 30" of existing joist has been previously removed,with no apparent framing installed to carry the floor load in its place. In this location, a new 2x12 will need to be installed alongside the existing joist. The new member should extend from the existing rim joist at the exterior wall,to not less than 18" past the existing floor joist in order to adequately splice the new and existing joists together. The new joist should be toe nailed to the existing rim joist, and fastened to the existing framing with two rows of 10d nails spaced at 6" on center. Although the holes are not located in the center 1/3 of the joist depth as is typically recommended, because of their size they do not pose a problem for the framing over the hallway.
