EXECUTIVE This inspection was completed at the subject property on Monday October 12Th, SUMMARY: 2009. Samples of suspect Asbestos Containing Materials (ACM) were taken during this inspection. Locations from which the samples were keyed to the provided drawing. Asbestos Containing Materials The following asbestos containing materials were identified during this inspection: 1. Approximately 3 HVAC System Cloth Expansion Joints 2. Approximately 1100 square feet of Popcorn Ceiling Texture 3. Approximately 60 square feet of Beige/ Brown Floral Pattern Vinyl Sheeting BUILDING The two structures inspected include an approximately 1300 SF residential unit and a DESCRIPTION: 225 SF detached garage converted into an office space. Built in approximately the early 1970s', both units are constructed from materials traditional to these type of structures. Interior partition walls are a combination of non-asbestos containing 2 x 4 wood framing clad with textured gypsum wallboard and/or wood paneling. However, laboratory analyses of Popcorn Ceiling Texture samples taken during this inspection found approximately 1,100 SF to be Friable Asbestos Containing Material. Samples taken of the roofing on both structures were found to be non-asbestos containing material over plywood sheathing. No suspect ACM DESCRIPTION: plumbing system insulation was observed in any area inspected. However, sample (CONTINUED) analysis of the Cloth HVAC System Expansion Joint was found to be Friable Asbestos Containing Material. One exposed joint was identified within the basement adjacent to the furnace. Two additional ACM joints are assumed to exist hidden within walls and/or ceiling systems. Sample analyses of installed suspect vinyl flooring materials found approximately 60 SF of the Beige / Brown Floral Pattern Vinyl Sheeting installed in the bathroom adjacent to the main entry to be Friable Asbestos Containing Material. All other flooring installed throughout both structures are made up of non-asbestos containing carpeting, vinyl sheeting and hardwood. ACM is identified as those building materials containing one percent (1.0%) or more of asbestos as verified by laboratory analysis. All building materials fabricated prior to 1980 are assumed to contain asbestos unless proven otherwise by a certified building inspector. DEFINITIONS: (1)Surfacing Materials: These are defined as those materials that are sprayed-on, toweled-on or otherwise applied to surfaces including, but not limited to, lath and plaster, acoustical plaster on ceilings, paints, fireproofing materials on structural members or other materials on surfaces applied for decorative purposes. (2)Thermal System Insulation(TSI): These materials are defined as those applied to pipes, fillings, boilers, tanks, ducts or other structural components to prevent heat loss or gain.
