I've completed a preliminary building review of the above - referenced permit application. The items listed below need to be addressed before any further review conducted by the building and planning review section can commence or continue on this application. Project Description. The project description on the application form stated that this proposal is to expand the existing residence. Based on the drawing, it appears that although the existing foundation, floor framing, and subfloor will be utilized, this is essentially a new structure. The fees were based on an addition but will be amended to reflect new construction. 2. For your information, International Residential Code section R313.2.1, as amended by the Federal Way Revised Code, requires that smoke detectors shall be installed in the existing dwelling as you would for new dwellings when the threshold value of construction has exceeded $20,000 or because of the addition of bedrooms. All required smoke detectors shall have their primary power from the building wire, have battery back-up, and shall be interconnected. Required smoke detectors shall be installed in the following locations: a. In each sleeping room b. Outside each separate sleeping area in the immediate vicinity of the bedrooms. C. On each additional story of the dwelling. Please indicate on plans that this requirement is already satisfied or will be satisfied. Foundation Plan a. Show slab -on -grade insulation requirements in compliance with Washington State Energy Code (WSEC) section 502.1.4.8. Amend details on sheet A-5 and S-1 showing how slab is to be insulated. b. Show location of boiler on plan. Specify type of fuel. 5. Structural Information a. Provide lumber species and span rating information for 2x6 T&G Douglas Fir Construction Grade. b. Provide gravity calculations for the 3/8"x13 '/z" GLB. C. Provide roof nailing schedule. Energy Code The energy code table provided on sheet is not current. Please complete the enclosed "Prescriptive Energy Code Compliance for Single Family and Duplex Housing. Zone 1 " form. Alternatively, for additions under 750 square feet, you may show compliance with the energy code by completing the enclosed "Residential Addition" form. Provide two copies of the selected form.
