Dear Ms. Singh:
Per your request I have evaluated the proposed roof framing revisions to the remodel at 2814 South 288th
Street,specifically:
• The design drawings call for roof trusses at 24-inch spacing bridging the 24-foot building width.
• It is my understanding that, in lieu of the call-for trusses, the roof has been framed with 2x6 HF#2
rafters on the 24-inch spacing. The framed condition is not equivalent to the original design, and is
not adequate:
o The 2x6 HF#2 rafters are not strong enough in bending to span the 12 feet to the ridge
board. Reference the International Building Code (IBC), 2009 Edition, Table 2308.10.3(1).
o The rafters do not form a stable mechanism for creating the roof—the base of them must be
tied to create a triangular roof form. This is generally described in IBC Section 2308.10.4.
In order to address the deficiencies in the roof framing, the rafters must be doubled up, and they must be
tied to ceiling ties. Generally, the repair is as follows:
• Add an additional 2x6 HF#2 rafter to each existing rafter,with a 2x4 12-inch blocks at 48-inch
spacing between them(two blocks per double rafter). Face nail each rafter to each block with two
0.148"x3" nails.
• Face nail each 2x6 rafter to 2x6 HF#2 ceiling ties with five 0.148"x3" nails per 2x6 rafter. The
ceiling ties may be the actual ceiling joists, or they may be added 2x6's immediately above existing
ceiling framing.
• At the ridge there needs to be a continuous 2x ridge board. Opposing rafters must align, and all the
2x6 rafters must be tied to the ridge board with Simpson A34 clips.
• The ceiling ties may be spliced over interior walls, but the 2x6's must be face nailed with ten
0.148"x3" nails.
