Dear Client,
As requested, we have conducted an engineering inspection and
consultation regarding the floor joists that were improperly drilled for installation
of the gas line. We have proposed repair by means of adding a Strong-Tie LST18
strap to the bottom of each joist, in each location in question, to restore tension
capacity. Some joists require repairs in two locations; we recommend a strap in
each location. Install all nails as per manufacturer's recommendations.
Exception: One joist repair point is located above an existing non-structural
wall. Because of this, repair of this joist is not feasible and we recommend that the
wall be considered to be supporting this joist to the floor slab. This wall shall then
be considered structural. We recommend that the studs on both sides of the cut for
the gas line be marked 'STRUCTURAL' in legible, indelible marker on two sides
of each stud in the case of future renovation. We recommend shims be installed
under hole and at both ends of the 4x4 header in this location to ensure full
support of this joist.

To Whom It May Concern,
As requested, we have conducted an engineering inspection and evaluation
regarding the grade beam poured continuously between pile caps supporting the
proposed deck. There is no change to the pile cap details with the exception that
horizontal rebar is continuous between pile caps. Grade beams were intended for
the reduction of concrete joints in the proposed patio, with grade beams
supported by pile caps. Grade beams support self-weight and live loads on the
surface of the grade beam, the intent being to link pile caps into a small section of
structural patio slab supported by piles. Pile capacity was calculated as sufficient to
support this in addition to deck loads. A concrete joint is intended between grade
beam and the remainder of the patio slab to allow differential movement of the
non-structural concrete relative to the pile supported grade beam.
We had the opportunity to observe rebar placement before pouring of the
concrete in the grade beam and observed no non-conformities with the
engineering plans.
