Dibble Engineers, Inc. (DEI),was contacted to review as built conditions at the Cedardale Apartments Leasing Office
located at 2501 Southwest 336th St, Federal Way,WA. DEI previously submitted structural permit drawings dated
8131/17.As built structural conditions discussed while on site are as follows:
Header called out on plan as"verify/add 4x10"is actually an existing(2)2x10 header.
The header described above is shown on plan to have(2)2x4 trim and(1)2x4 king stud on each side.The
as built conditions are(1)2x4 trim and(1)2x4 king stud.
There is a flush 4x10 beam supporting existing roof trusses,which is framed into a new PSL 3%x 14 as
shown on plan.As built conditions are such that a press plated wood truss is directly adjacent to the new
PSL beam. Because of this, the 4x10 beam has been notched around the bottom chord of the truss and an
HU hanger has been placed above the bottom chord of the truss, attaching the 4x10 beam to the PSL.
There is also an A35 clip present, attaching the 4x10 beam to the bottom chord of the truss.
At the north end of the new PSL,the structural drawings show(2)2x4 studs supporting the PSL.The
adjacent truss does not allow the PSL to bear directly above the 2x4 stud wall.The PSL currently has
approximately 1 '/2"of bearing along the closet wall.There are(3)2x4 studs present at the exterior corner of
the building which support the double top plate that the beam bears on. There is also an A35 clip from beam
to double top plate present,and an A35 clip from the end of the PSL to the adjacent truss.
DEI has reviewed the as built conditions described above.The following are DEI's conclusions and
recommendations:
The existing (2)2x10 header is adequate as installed.Also, (1)2x4 trim and (1)2x4 king stud at each end of
the header are adequate to support the design load of the header.
The notched 4x10 beam connection to the PSL beam is adequate as installed. However,the method in
which this is installed will result in the 4x10 beam bearing on the existing truss bottom chord due to the
deflection in the PSL an existiiv 2x4 flat,vertical member adjacent to the 4x10 bearktly#spans
between the bottom chord and the top chord of the truss.DEI recommends adding.(3)0.20"d
Sinews fromthe flat(Other to the bottom and top chord of the 1 will allow for the load from
the 4x10 beam to be more evenly distributed to the truss members.
The north end of the PSL beam bears on the existing 2x4 stud wall. Beneath the closet portion of wall,there
is floor framing that is not designed for the additional point load from the beam above. However,the beam is

continuous to the corner of the exterior foundation. There are(3)2x4 studs supporting the beam that bear
on the concrete foundation below(Note:these studs were not readily visible during time of DEI's site visit.
Contractor previously verified that the studs are supported by the foundation below). The floor framing below
will deflect and allow the PSL beam to bear directly on the(3)2x4 studs,which are placed on the foundation
below.The beam has enough bearing area on the double top plate to withstand the design gravity loads of
the system. No retrofits are required.
Dibble Engineers review is limited to the areas accessible and readily visible. Dibble Engineers did not conduct a
building analysis for either vertical or lateral loads other than described above.Our review and discussion summary
does not provide warranty either expressed or implied to the existing conditions nr work completed subsequent our
visit.
