Ocon July 12,2017 2255 South 308th Street Federal Way,WA 98003 Re: File#17-103119-SF;PLANNING REVIEW COMMENTS , Ocon Garage Conversion,2255 South 308th Street Dear Mr.Ocon: Planning staff reviewed the building permit submittal and has the following comments: 1) The plan shows conversion of an attached garage into living space with two bedrooms,two bathrooms,a living room,and dining room.A new exterior door is also shown.This project requires review and approval of an Accessory Dwelling Unit(ADU)application(see enclosure).The building permit cannot be issued until either the ADU application review has concluded and a decision of approval is issued,or the project is modified to no longer constitute an ADU. Federal Way Revised Code(FWRC) 19.05.010 defines an ADU as follows: "`Accessory dwelling unit(ADU)'means either a freestanding detached structure,excluding outdoor storage containers and similar structures used or designed to be used as living facilities,or an attached part of a structure which is accessory to the main or primary dwelling unit located on the subject property, providing complete,independent living facilities exclusively for one single housekeeping unit,including permanent provisions for living,sleeping,cooking and sanitation. See FWRC 19.265.020.ADUs include: "(1) `ADU,attached'means an accessory dwelling unit that has one or more vertical and/or horizontal walls in common with or attached to the primary dwelling unit. .. ." 2) FWRC 19.200.180(9) (enclosed) states that the ADU,excluding any garage,workshop,and similar nonliving areas, shall contain between 300—800 square feet,but shall not exceed 40 percent of the square feet of the primary dwelling unit,excluding any garage,workshop,and similar nonliving areas.According to King County,the existing home(minus the garage area)is 1,300 square feet;40 percent of 1,300 is 520 square feet.The submittal shows an ADU of approximately 640 square feet,which is 120 square feet over the maximum allowable amount.The proposed ADU must be reduced in size,or the project modified. 3) On the site plan with the ADU application,demonstrate where the three required parking spaces are located(two for the house and one for the ADU).See FWRC 19.130.240(1) for guidance on allowed parking areas(enclosed).
