RE: Shoreline Permit Exemption, SMP#94-0006
Dear Mr./Mrs. Eidal:
The City has completed the technical review of your proposal to replace portions of the flat
roof of your existing residence with a pitched roof at 28320 Southwest 300th Place in
Federal Way. The site is located in the southwest 1/4 of Section 1, Township 21, Range 3
East, W.M., parcel number 416600-0150 and is adjacent to Puget Sound. The proposed
pitched roof system is intended to replace portions of the existing flat roof. The site is
developed with a single family residence and two sheds.
Pursuant to the State Shoreline Management Act and the City of Federal Way Shoreline
Master Program, your proposal has been exempted from the Shoreline Substantial
Development Permit requirements with the conditions noted in this letter. This Shoreline
Substantial Development Permit Exemption allows you to construct a pitched roof system, as
depicted in your Federal Way building permit application file no. BLD94-0588.
This decision shall not waive compliance with future City of Federal Way Codes, policies or
standards relating to this development or from other federal and state permit requirements.
Conditions of Av roval:
1. Construction debris shall be disposed of as required by the City. Construction
debris shall not be placed on the beach.
2. Building height is limited to thirty feet measured from the average building
elevation (see attached ordinance #90-51).
The proposal is exempt from the requirements of a shoreline substantial development permit
because it is classified as construction of a single-family residence on wetlands by an owner
for his own use or his family which residence does not exceed a height of thirty-five feet
above average grade level and meets all requirements of the local government having
jurisdiction. This proposal is categorically exempt from a Shoreline Substantial Development
permit application requirement per Title 173-14-040(g) of the Washington Administrative
Code. The proposed development is located within Puget Sound and is consistent with the

policies of the State Shoreline Management Act and guidelines of the City of Federal Way
Shoreline Master Program.
