A licensed engineer must approve the proposed storm drainage system. Please have your engineer address the following concerns: 1. Project description: • How many square feet of new impervious area will be created, including additional paving for the asphalt driveway? Grass grid pavers need not be considered impervious. • Describe the existing conveyance system and the proposed changes to the system. • Explain the existing filtration system. Is water being infiltrated by this system? If so, will downstream systems be adversely affected if this system is bypassed by the new 12" tightline? • A stubout must be provided to the adjacent lot. Generally, how will development of this lot affect the proposal? • If the engineer is not satisfied with this solution, a different form of runoff control must be proposed. 2. Downstream analysis: is the existing conveyance system capable of handling the additional stormwater runoff from this proposal? Are there potential flooding or erosion problems? 3. Erosion control: Erosion control measures must be provided to prevent soils from washing onto neighboring properties and the City Right -of -Way. I understand that the easement does not meet current requirements, however none of the streets in Marine View estates have out and gutter or sidewalks, including le Ave. S.W., which was recently redone at 12 feet wide. Our drive is 16 feet wide at the narrowest point and only accesses two homes. The private drives east and west of us are approximately 10 to 11 feet wide. Mme years ago the city had our private drive run at an angle to miss the sewer manhole which is up high to the east side of the drive and widening it would cause problems there. The private drive runs between two neighbors; one has landscaping and a 3 foot high rock wall, which widening the road would nm on top of it. The other home to the west has landscaping and 50 feet of driveway bordering it. On the east side of the easement is a designed drainage system which filters runoff water before it goes into the catch basin. The drainage system runs the full length of the drive to the street and would be covered by asphalt if it were widened Enclosed, please find a diagram of the property and surrounding area. Marine View Estates is a unique development in that it is not like many of the new "Track Home" projects being built in the Federal Way area. Curb, gutter and sidewalks have not been implemented anywhere in Marine View Estates, where doing so on or around my property would not be harmonious with the neighborhood aesthetics. The filtration system on the property is a biological system the county had the previous owner Bill Mc Phail install in 1985 for his koi ponds, so the fish manure would not run into the storm system. The system runs from the property border along the east side of the easement to sw 296'h st. It's approximately 90ft of 12in pipe that is tightlined to a bed of muraphite gravel which is 8ft wide by 30ft long by 4ft deep. An Bin perforated pipe picks up water from gravel bed and is tightlined to the ditch on sw 296' st. This system serves no purpose now as the ponds have been filled with dirt. I will put a catch basin in at my property line and tie to the 12in line. I'll run the 12in line down the east side of the easement to sw 296'. On sw 296th the 12in culvert on the lots east and west of the easement are covered with dirt. There is a city catch basin l Oft from the east side of the easement, it has 6ft of 12in line runing west towards my easement the ditch is then open for 6ft to the edge of the easement. I will tie in my 12in line to another 12in line that will be put in the ditch to connect all lines at sw 29e to catch basin.
