Lots 13 & 14, when originally developed in 1986, had a slope of approximately 23% in the westerly
direction. The native soils consisted of approximately 18" of loose organic top soil overlaying a
dense, tan, silty sand with gravel and wash rock to six inches. Approximately three years ago, clean
fill material was end dumped on these two lots and pushed westerly, lightly compacted, creating an
artificial downward slope of approximately 51% (18' in 35'), with the top -of -slope starting
approximately 30' from the cul-de-sac RW line.
It is proposed to site a single family house on each lot, excavating the basement to a daylight level
10 feet below the first floor elevation. The footings are to extend into the native basement soils.
The rear of each lot is to be stripped and filled with the material excavated from the basement,
creating a usable rear yard.
The native soils are subject to erosion when left exposed and void of vegetation. It is proposed that
the area be surrounded on the downward boundaries with filter cloth and that all exposed areas be
covered with hay mulch or black plastic until the weather will support the growth of grass and
landscaping. These two lots back on Tract A, a heavily vegetated open area around the retention
pond, which will mitigate any erosion mishaps. Roof downspouts will be collected and tight -lined
to an existing drainline at the corner of lot 12.
The site has no evidence of any past or present landslides. The existing slope is stable with no
evidence of a high water table or springs and seepage that would make the site susceptible to
movement.
The area is not is a high seismic hazard area nor does it have soils susceptible to soil liquefaction or
movement. The slope existing on the site is to be reshaped to create gently sloping front yard,
daylight basement side slope of approximately 23% and a gently sloping rear yard. 0 a

The subject lot slopes to the northwest at approximately 25%. Approximately 18"
of loose native topsoils cover the site. The underlying native soils consist of a
dense, silty, sandy soil with rock to six inches. The native underlying soils are
suitable for standard foundation when exposed and benched to create a level
building site.
Standard erosion methods of silt fencing, hydroseeding and/or hay mulching
should be used to prevent silt from leaving the site.
