CONDITIONS:
1. No building shall encroach onto any building setback line or easement shown or not shown.
2. Maximum building height is 30 feet above the average building elevation as per Federal Way City Ordinance
#90-51.
3. Retain and protect identified significant trees per section 22-1565 through 1569 of the Federal Way City Code.
Bright protective fencing is required at the dripline of retained trees.
4. The Driveway shall be paved per section 22-1453 of the Federal Way City Code. The driveway shall be paved
from the existing roadway pavement edge, or curb, to the garage or carport.
Maximum driveway width is 20 feet.
5. Building setbacks are: 20 feet front; 5 feet side; 5 feet rear.
6. Service connections for electrical and communication facilities shall be placed underground per section 1648 of
the Federal Way City Code.
7. Per Federal Wav City Code section 22-1133(4). eaves. chimnevs or awnings. and similar elements of a structure
that customarily extend beyond the aPrior walls of a structure may extend up to 18inches "MAXIMUM"
into
the required yard setback. Additionally, the total horizontal dimensions of the elements that extend into a
required yard, excluding eaves, may not exceed 25% of the length of the facade of the structure from which the
elements extend.
8. This decision shall not waive compliance with future City of Federal Way codes, policies, or standards relating
to the subject proposal.
