Review based on drawings dated 7122,198 and 7/28/98 by Luminart Signs, Inc.
Construction shall conform to the following requirements. Final occupancy shall be subject
to the satisfactory completion of these requirements.
1. Mall Management recommends the addition of neon stripes at the ends of the Foody sign on
the North Elevation to increase the presence and visibility of the sign. The recommendation is
to use colors similar to the neon outlining the awnings, an example of this is the Torero's sign.
2. The approximate area of the signs facing east is S 1 SF (72 + 9). This is 5.2% of the overall -
elevation area which is assumed to be 1560 SF (60' x 26') which is less than 6%, OK.
3. The approximate area of the signs facing north is 172 SF (141 1 31), This is approximately
5.5% of the overall elevation area which is assumed to be 3120 SF (120' x 26') which is less
than 6%. OKI
4. These exterior signs are subject to conformance with the City of Federal Way Sign Code,
S, All exterior letters and sign components exposed to the weather shall be mounted at least
three quarter inch (3/4") from the building wall to permit proper dirt and water drainage.
6. All penetrations of the building structure required for sign installation shall be neatly sealed in
a water -tight manner. The waterproof integrity of the Mall wall and roof shall not be
compromised. Review all penetrations of existing wall or roof with Mall Management prior
to construction. Mall Management can require consultation by the Mall's Roofing Contractor
at Tenant Expense.
7. No exposed raceways, crossovers or conduits will be permitted. All cabinets, conductors,
transformers and other equipment shall be concealed.
S. Prior to starting construction;
a. Obtain required permits,'
b. Prepare a Permit Agreement with SeaTac Mall.
c. Provide Verification of Insurance per the Mall Management requirements AUG 1
d. Schedule a Pre -construction Meeting with the Mall Management, $ T9�

10. The SeaTac Mall Store and Sianaue Design Criteria Manual is made a part of j*g@ I)EPr. KY
construction documents. The Tenant and Contractor must adhere to the requirements of
this manual.
11. Both Mall Management and the City of Federal Way reser-e the right to reject
incomplete work or poor workmanship.
12. Any material associated with the tenant space that is abandoned shall be removed from the site
at Tenant expense.

13. Previous work uncovered during construction which the governing agencies require to be
corrected shall be corrected at Tenant expense.
14. Mall Management reserves the right to require repair and painting of Mall surfaces impacted
by construction activity (i.e. ladder marks caused by sign installers, etc,).
15. All work performed shall be constructed in compliance with applicable codes, including
but not limited to:
Uniform Building Code; edition used locally and local amendments
Local municipal and county codes
.State codes including Dept. of Industrial Safety

16. This review covers only items shown in submitted plans and drawings. If any additional work
is to be done, plans showing this additional work shall be submitted for review.
Undocumented work shall be subject to Mall Management review and approval. Any costs
associated with bringing undocumented work into conformance v ith Mall Management
approval shall be borne by the Tenant.
