Dear Mike:
City staff has reviewed the tenant improvement building permit at 33801 - 1st Way South. As
proposed, the scope of work includes altering 10,286 square feet of existing office building for
a new tenant.
The existing office building site is zoned Office Park (OP). Because the value of improvements
is greater then $50,000, the site must undergo a site plan review to insure compliance with the
provisions of the City code, insure coordination with other known or anticipated developments,
embody good design, determine whether streets and utilities are adequate and review access for
optimal location and configuration. Attached are a Master Land Use Application and Site Plan
Review drawing requirements. The filing fee, payable at time of filing, is $250. This
requirement is detailed in Chapter 175. 10, municipal code, attached. Site plan approval is
required prior to issuance of the building permit.
Additionally, potential site non-conformance will be examined during the site plan review.
Attached is Chapter 165, Non -Conformance which details nor. -conformance regulations.
