(DEI) is providing structural review and support during the structural repair and stabilization of the Tall Firs Condominium Unit 18 Remediation project. Tall Firs is located at 1863 SW 318th Place, in Federal Way, Washington. The project involves foundation stabilization using driven pin piles and repairs to existing structural framing decay and deficiencies. The existing exterior walls exhibited signs of decay, including sagging and indications of moisture. As part of the repair, the existing vinyl siding was removed revealing underlying wood lap siding, which was also removed. This revealed a thin particle board material used for sheathing. Where the sheathing was damaged or the sheathing concealed areas of suspected framing decay, DEI recommended it be removed and replaced. Section 602.2 of the International Existing Building Code requires that new and replacement materials for repairs be materials permitted by the current applicable code for new construction. DEI recommended that the thin particle board sheathing be replaced with'/:" plywood sheathing to meet current construction practices. We recommended that the sheathing be nailed with 8d common nails at six inches on center at edges, and in 12 inches on center in the field. Based upon Table 4.3A of the American Wood Council Special Design Provisions for Wind and Seismic (AWC SDPWS), this provides a greater capacity than any of the particle board shearwall types. For consistency, all of the sheathing was replaced along each unit elevation impacted by partial remediation. Dibble Engineers appreciates your business.
