The home at 30501 25th Place SW, permit #04102790 -00 -SF, was constructed with complete knowledge of the setback requirement from the slope. In order to accommodate the setback the western foundation of the house was excavated to allow for an 8' tall foundation wall on top of a 12" tall footing. Over 6' of this height is buried in the slope. Taking into account the 2 to 1 slope of the hillside this creates a setback of over 12'. To accommodate the setback requirement for the deck posts each post was set on a sono-tube/footing combination. The footings are free poured to a depth of 8" and are between 20" and 24" in diameter. There are 2 #4 rebar lengths set vertically into each footing. The footings were allowed to set and then a 5' x 12" diameter sono -tube was placed on top and set to just come to the surface. Once again taking the slope into consideration the setback is achieved. On two separate days I had the inspector on site observe the deck footings. There was no specific inspection for these foundations on the inspection card so there is no documentation from the inspector, however, I am sure he will recall seeing the footings. This house was designed with a retaining wall at the edge of the slope. This was to create a level patio on the west side of the home. The retaining wall was designed to allow for it to be buried into the slope to create the required setback. It has an enormous 16" deep by 4' wide footing. All but 4" of the footing is on the east side of the retaining wall. The wall is 8' tall on top of the footing. Taking the 2 to 1 slope of the hill into account, the setback is achieved..
