SECTION R325 ADULT FAMILY HOMES R325.1 General. This section shall apply to all newly constructed adult family homes and all existing single family homes being converted to adult family homes. This section shall not apply to those adult family homes licensed by the state of Washington department of social and health services prior to July 1, 2001. R325.2 Submittal Standards. In addition to those requirements in Section 106. 1, the submittal shall identify the project as a Group R-3 Adult Family Home Occupancy. A floor plan shall be submitted identifying the means of egress and the components in the means of egress such as stairs, ramps, platform lifts and elevators. The plans shall indicate the rooms used for clients and the sleeping room classification of each room. R325.3 Sleeping Room Classification. Each sleeping room in an adult family home shall be classified as: 1. Type S - where the means of egress contains stairs, elevators or platform lifts. 2. Type NS1- where one means of egress is at grade level or a ramp constructed in accordance with R325.9 is provided. 3. Type NS2 - where two means of egress are at grade level or ramps constructed in accordance with R325.9 are provided. R325.4 Types of Locking Devices. All bedroom and bathroom doors shall be openable from the outside when locked. Every closet shall be readily openable from the inside. Operable parts of door handles, pulls, latches, locks and other devices installed in adult family homes shall be operable with one hand and shall not require tight grasping, pinching or twisting of the wrist. The force required to activate operable parts shall be 5.0 pounds (22.2 N) maximum. Exit doors shall have no additional locking devices. R325.5 Smoke Alarm Requirements. All adult family homes shall be equipped with smoke alarms installed as required in Section R314. Alarms shall be installed in such a manner so that the fire warning may be audible in all parts of the dwelling upon activation of a single device. R325.6 Escape Windows and Doors. Every sleeping room shall be provided with emergency escape and rescue windows as required by Section R310. No alternatives to the sill height such as steps, raised platforms or other devices placed by the openings will be approved as meeting this requirement. R325.7 Fire Apparatus Access Roads and Water Supply for Fire Protection. Adult family homes shall be served by fire apparatus access roads and water supplies meeting the requirements of the local jurisdiction. 8325.8 Grab Bars. Grab bars shall be installed for all water closets and bathtubs and showers. Transfer -type shower compartments shall have a clear inside dimension of 36 inches (915 mm) in width and 36 inches (915 mm) in depth, measured at the center point of opposing sides. An entry 36 inches (915 mm) minimum in width shall be provided. A clearance of 48 inches (1220 mm) minimum in length measured perpen- dicular from the control wall, and 36 inches (915 mm) minimum in depth shall be provided adja- cent to the open face of the compartment. ❖ A transfer -type stall is a shower fixture at which a person using a wheelchair can transfer from the chair to the required seat within the shower stall. Once a person transfers into the shower, the 36 -inch by 36 -inch (915 by 915 mm) inside finished dimensions allows a person of average size to reach and operate the controls without difficulty, while providing reasonable knee space for larger users. A transfer -type shower stall is also intended to serve persons without disabilities so a folding seat would provide more space for a standing person. Rounding of corners as necessitated in the man- ufacture of prefabricated shower stalls does not interfere with use. Therefore, the dimensions are measured at the center point of the walls rather than at the corners, and at a midpoint in the height (approximately shoulder height of a seated person), not at the base. A 36 inch by 48 inch (915 by 1220 mm) clear floor space is required to allow a person in a wheelchair out- side of the shower to work the controls and adjust the water flow and temperature before they transfer. A com- mon mistake is to put a wall at both ends of this clear floor space. The intent is typically to provide a small pri- vate dressing area, however, this space must also meet the alcove provisions in Section 305.7. Two horizontal grab bars shall be provided on the back wall, one complying with Section 609.4 and the other 9 inches (230 mm) above the rim of the bathtub. Each grab bar shall be located 15 inches (380 mm) maximum from the head end wall and extend to 12 inches (305 mm) maximum from the control end wall. ❖ Two grab bars are required on the back wall. The top one is used during the transfer; the lower bar is used to move down into or up from the bottom of the tub. The placement of grab bars is essential to allow the person to transfer from the seat to the tub. Therefore, the end of the grab bar mounted on the back wall (opposite the open side) must be approximately even with the front edge of the seat at the head end of the bathtub. 607.4.1.2 Control End Wall. Control end wall grab bars shall comply with Section 607.4.1.2. EXCEPTION: An L-shaped continuous grab bar of equivalent dimensions and positioning shall be permitted to serve the function of separate vertical and horizontal grab bars. ❖ A horizontal and vertical bar are required on the con- trol wall of the bathtub. These bars can be separate, or they can be one continuous bar. Alternatively, the horizontal bar along the control end and the top grab bar on the rear wall can be one continuous bar. 607.4.1.2.1 Horizontal Grab Bar. A horizon- tal grab bar 24 inches (610 mm) minimum in length shall be provided on the control end wall at the front edge of the bathtub. ❖ This additional grab bar is used to move within the tub to gain access to the controls (see Figure 607.4.1). 607.4.1.2.2 Vertical Grab Bar. A vertical grab bar 18 inches (455 mm) minimum in length shall be provided on the control end wall 3 inches (75 mm) minimum to 6 inches (150 mm) maximum above the horizontal grab bar, and 4 inches (1 00 mm) maximum inward from the front edge of the bathtub. ❖ This vertical grab bar is intended to be an aid for stabil- ity for persons with mobility impairments as they step into or out of the bathtub (see Figure 607.4.1). 607.4.2 Bathtubs without Permanent Seats. For bathtubs without permanent seats, grab bars complying with Section 607.4.2 shall be provided. ❖ When a removable seat is provided within the tub, one horizontal and one vertical grab bar are required at the control end, one bar is required at the head end and a double bar is required at the back wall. Any controls or built-in soap dishes should be located where they will not conflict with access to the grab bars. Chapter 6. Plumbing Elements and Facilities 607.4.2.1 Back Wall. Two horizontal grab bars shall be provided on the back wall, one complying with Section 609.4 and the other 9 inches (230 mm) above the rim of the bathtub. Each grab bar shall be 24 inches (610 mm) minimum in length, located 24 inches (610 mm) maximum from the head end wall and extend to 12 inches (305 mm) maximum from the control end wall. ❖ Two grab bars are required on the back wall. The top one is used during transfer; the lower bar is used to move down into or up from the bottom of the tub. The placement of grab bars is essential to allow the person to transfer from the seat to the tub. With a removable seat, a grab bar shorter than the bars required for bath- tubs with permanent seats is sufficient.
