Dear Florian,
Thank you for considering Mcleod Construction for improvements to the Heritage Condos. The following
proposal includes materials, labor and equipment to perform the following recommendations/Scope of
Work as further outlined below.
Scope to Bid:
Chimney Chase remediation at 2 existing locations — Units E/A & D/B
Planter Box repairs at unit 119E
Scope of work — Chimney Chase — 2 locations:
• Set dust / debris containment as needed for chimney chase rehabilitation.
• Remove and dispose of existing chimney pan and spark arrestors at 2 locations.
• Remove and dispose of all existing chimney chase siding and trim.
• Remove and dispose of existing roofing as needed for framing / flashing improvements.
• Remove and replace all existing damaged framing extending from roof to ground level.
• Install new framing and crickets behind existing chimney chase to code.
• Supply and install new 24 -gauge pre -finished roof to chimney wall step flashings.
• Supply and install new composition roofing to best possible match of existing.
• Install new Densglass type x sheathing.
• Supply and install new building paper -2 layers 60 minute paper.
• Supply and install new primed cedar trim to best possible match of existing.
• Supply and install new James Hardie fibercement siding to best possible match of existing reveal
/ style.
• Caulk siding / trim and prep for paint application.
• Paint newly installed siding and trim with 2 coats exterior latex — Sherwin Williams or
equivalent.
• Supply and install new custom fabricated chimney pan and spark arrestors.
• Clean up and dispose of all work related debris.
Cost: $12,535.80
(Price excludes WA state sale tax)
Scope of work —119E Planter Box:
• Set dust / debris containment as needed for planter box repairs.
• Remove and dispose of existing planter box including associated siding / framing members.
• Supply and install new 2x treated framing in kind with existing.

• Supply and install new primed cedar trim in kind with existing.
• Supply and install new James Hardie fibercement siding to match existing style / reveal.
• Caulk and paint siding to best possible match of existing.
• Clean up and dispose of all work related debris.
Cost: $1,718.80
(Price excludes WA state sale tax)
Qualifications & Assumptions:
• Design, engineering & permitting including applicable fees by others if required.
• Rot and/or mold remediation not identified within the Scope of Work to be managed on a Time
& Material (T&M) basis.
• No structural improvements assumed necessary or to be provided by Mcleod Construction.
• Improvements by Contractor are not intended to bring existing assemblies up to current
Building/Life Safety or Accessibility Code compliance.
Change Orders:
Mcleod Construction shall submit written Change Orders for any and all changes of scope to the base
Scope of Work per the Contract Documents. Written approval is required prior to Contractor's
execution of the change work. Change Orders are available as a fixed cost for the change of scope or
may be billed on a time and materials basis (T&M) of $61/man-hour, plus 25% markup on materials and
specialty contractors, plus sales tax. Specialty contractors bill at their current rate.
This estimate is valid for thirty calendar days. If acceptable, please sign and return via scan through
email, standard mail, or fax. Work is scheduled on a first-come first-served basis and as appropriate
crews come available.
